Before leaving the country for work, I submitted a rental application with the understanding that my apartment would be ready by June 18th. I asked to see the unit beforehand but was told it wouldn't be available until June 17th. Since I was abroad, a family member viewed it for me. Based on their impression and with no other options, I signed the lease. I returned on June 22nd and was immediately disappointed. The apartment was in poor condition -- dark, musty, with spiders throughout, especially in the bathroom. The toilet was filthy and looked like it hadn't been replaced in years. I went to the leasing office and spoke with staff and Property Manager, but received no meaningful support. I explained that if I'd been allowed to see the unit beforehand, I wouldn't have signed. The whole process felt rushed and unfair. I've started the lease termination process. The staff has been unhelpful and seems indifferent to resident concerns. first of all, there is no shopping areas anywhere around Beacon Hill or great Oaks. I live there 24 hour maintenance nonexistent. You're lucky if you get somebody to come look at something and God forbid if they don't think it's important enough I've been waiting for them to come for the two years that I've been there. Also, they the rent every year. The apartments are not what they were charging when I moved in and now they've raised the rent over forbid you wanna month-to-month then they charge you even more and now they're charging you for rental insurance on top of the you fucking kidding me? Maybe if your apartments were a little bit bigger and a little bit nicer it worth it it's ridiculous that they raise every year. There should be a law against that. read more

After months of having a disgusting mess at the entrance of my apartment building, they finally pulled through with an eviction. It's about damn time. Thank you management! Moral of the story is SCREEN YOUR TENANTS before letting them move in. Eviction takes too long. read more

Avoid at all costs; they scam me out of my security deposits, it's dangerous (murder & carjacking), the internet is useless and expensive, there is no sound insulation at all, it has an awful smell, and the gas bill is expensive! They charged me over $400 to replace the entire carpet just for tiny bleach stains in the carpet, which were there when I moved in. I sent them photos taken when I moved in showing the stains were there already, but they kept coming up with excuses and would not budge. It felt as if they were delaying and trying to waste my time and hoping I'd just give up fighting. They also charged me for a bunch of nonsense things; they weren't expensive enough to be worth the time to fight. Also, in a group chat asking for housing recommendations for new employees, the chat was flooded with never go to beacon hill or great oaks; only one person had something neutral to say. Many of my co-workers had a worse experience than me, from rampant carjacking and a dangerous environment to a murder being committed right outside an employee's apartment. Also, when I was moving out, my neighbor congratulated me on getting out of there. There seems to be a strong sense among the neighbors to get out as soon as possible. As for the apartment itself, I was in one of the nicer apartments available in beacon hill, but it looked far worse than the photos and the apartment they showed me. The apartment they showed me seemed specifically kept for tours and looked much better as it's right by the front office to trick renters. Also, beacon hill is a lot nicer than great oaks, which is not saying much, so if beacon hill is this bad, then great oak is even worse. Smell: The apartment has an awful smell that sticks to all your belongings and can't be reduced no matter how much you keep your windows open. It smells like smoke combined with something old and awful. After I moved out, it took a few weeks to get the smell of my clothes. Noise: the floors had no insulation, so if you have an apartment above you, you'll hear every quiet step as if they are stomping, as if the floors amplify their footsteps. Luckily, my upstairs neighbor was very quiet, and their noise didn't keep much up that often. If you are not as lucky as me and get a noisy upstairs neighbor, you might as well give up on sleep. The floors make the quietest foot set to sound like a stomp. Internet: The internet is expensive and extremely slow and cuts out every few minutes for a few seconds to a minute, making using it extremely frustrating, if not impossible. Also, the internet rarely goes down for the whole day, which is highly frustrating. Worse, you can get any other providers you stuck with the marketed-up provider they have. Also, note that these problems remain unchanged after they switched to a new company at the end of 2022; they seemed to worsen. I wanted to cancel my internet plan and use my phone's data as the internet was so slow and spotty. However, the cell service is better but still a bit spotty, so I was stuck with their crappy, overpriced internet. Power and Utilities: I haven't had any problems with the electricity or gas. The electricity is reasonably priced, but the gas company charges you a ton even if you don't use any gas, like during the summer. During the summer, I rarely used the gas, yet it was almost as much as my electricity despite me running the AC on high all the time. I heard some co-workers paying almost $200 a month for gas despite not using much gas in the summer; luckily, my gas bill was a bit lower. Bugs: I luckily did not have too many bugs in my apartment, and it was manageable. When I first moved in, I kept finding tons of beetles coming into my bedroom and turns out my window didn't close properly, and I had to put some tape on it so the beetles couldn't come in. Move-in: The apartment was not as clean as I had hoped; the windows were filthy with dead bugs and a dirty slurry. The rest of the apartment was a bit of grime (especially the kitchen), but with some paper towels and Lysol, it wasn't too hard to clean up. read more

I have lived in this complex for a few months now and I can tell you: 1) This is the best value you could ask for. All of the apartments are huge no matter if you live in a studio apartment or a one or two bedroom. Rent and utilities are dirt cheap. You pay an additional monthly fee for pets and cable. 2) All the buildings are pretty well maintained and relatively clean. Maintenance is always around if you need them (even late at night or in emergency) and is usually quick to resolve issues. 3) The people in the office are friendly and helpful. Again, they are usually quick to resolve issues and answer any questions you may have. They're pretty good at keeping on top of things. 4) It's safe and private. There are a few sketchy people (like anywhere else) but most keep to themselves. If someone wanted to find you here, they would need very specific directions since all the buildings look similar and it's hard to see the building numbers on them. 5) The location is close to major roads and highways, within 15 minutes of shopping and dining. There's an elementary school nearby. Complex itself is in a scenic residential area. 6) It's usually quiet here. The loudest times of day are the ones you would normally expect -- in the morning when people are getting ready for work, between 3 and 6 when everyone is coming home, weekends (sometimes). My only complaint: Every apartment has a door buzzing system. If somebody comes to visit, they need to first buzz your apartment where you can then decide if you want to let them in or not. This is a FREAKING AWESOME security feature.... BUT THE PROBLEM IS: 1) People can do the exact same thing with a little modern device called a cell phone through texting or calling each other so there's really no need for a door buzzer..... 2) Delivery people, the mail man and other visitors (even though they're not supposed to) will sometimes buzz random apartments until someone just opens the door (which they're not supposed to either). These buzzes come at all hours of the day and night. On more than two occasions, I've gotten buzzes from people past 10:00pm on a weekday, which brings me to.... 3) There's no way to turn off -- or at least turn down the volume of -- the buzzer for times like that when I don't want to be disturbed..... And some people just don't get it, they buzz and buzz and buzz and buzz incessantly until I get out of bed and legit tell them to f*ck off or I'm calling the police for harassment... The noise of the buzzer really scares the hell out of me (and my cats) and it's woken me up a couple of times now... Anybody I know would text or call before coming over especially late at night so I know it's no one I know trying to get a hold of me...... It's not a huge deal but it happens often enough to where it sucks having to deal with.... I would give 5 stars if they either took away the door buzzers or installed a 'Do Not Disturb' feature of some kind. read more

Avoid if possible. 1) The water is contaminated with high levels of Radium. Be prepared to buy countless gallons of drinking water from the grocery store. 2) Gun violence is a regular occurance on the property. 3) The price is a great value if you can accept the above points. read more

The management & office personnel of this property sucks. They don't care about anything but getting there money. They will lie to your face & not blink an eye as long as they get what they want. Don't bother calling in with any kind of problem. Weather it is a maintenance or a problem with 1 of your neighbors you will get no help just smoke blown up you butt. The apartments are supper small & not worth the price they are charging for them. There are only 2 or 3 maintenance men that really know there butts from a hole in the ground & if you don't get 1 of them don't worry you will be calling to get someone else out to fix the problem correctly & fix what the other idiot screwed up ( just cross your fingers & hope you get 1 of the guys that know what they r doing ). Since I have lived here there has been 1 double homicide ( yes 2 dead body's shot up in there car dead ) 2 drive by shootings ( yes like in the movies with the front of the buildings covered in bullet holes ), 2 drug busts & 1 apartment building burn down. That's not even the worst of it though. I have been threatened by my neighbor & of course management isn't going to do anything about that. When my husband & I were looking at the apartment we informed them I needed a first floor apartment & was told that wasn't a problem at all. When we got the ok & everything was set we had no choice but to move they only had a Second floor apartment which we informed them wasn't ok because of back issues. But it was to late it was move into that apartment or live in the moving truck until we found someplace else. The inernet works sometime but don't bother calling them about it because you will get no where & still be without it. Cable is no better because they are all from the same people & that is Edward Rose & Sons just like your rent they want there money but you will be lucky if it works & they do not offer any resolution to the problem or your money back. ( You Can NOT get any other cable or internet here. There is only there's which diesnt work most of the time & costs wayyyyy to much. ) They will just say whatever will shut you up or they just stop answering your calls. Or just pass you to someone else that isn't going to help you. All in all if you are looking for a home where you should be scared to go out after dark, an apartment that is falling apart & has NO STORAGE what so ever, management that only cares about getting there money for nothing & nothing but headaches then this is the place for u if not run as fast as you can & find another apartment because believe me you will hate living here & it isn't so easy to get out of here fast enough. The apartment halls and roads are in terrible condition. The building I live in is literally falling apart and I don't see any sign of repairs. The garbage dumpsters are constantly over flowing. The neighbors are extremely loud, blasting music and the office does not do anything about it. The women in the office are EXTREMELY rude, they act like teenagers. Sure, cheap rent... but even that does not make it worth. I can not wait until my lease is up. read more

(This is my honest review and what i think can improve)I have been living here for 8yrs with my bf and 2yrs before that with my mom(building 7). That being said beacon hill isn't a bad place to live. Yes, if we are not home i wish maintenance whould leave a note on the door or call to set up a time instead of just coming in. Because some residents are not okay with how they do this. I love that they have a pool for the summer. I just wish the would do regular maintenance to it and clean it out more often invest in a pool cover. I love how the neighborhood is taken care of by the staff and it is nice and peaceful enough to take a nice walk or bikeride. I love the decorations for the holidays they put out(I'm big on my holidays and decorating,i just wish it was throughout the beacon hill community)I like how they installed lights in the front and i do think the one in the back chould be alittle brighter like down the road.I don't like how they don't plow the back apartments or put salt down in the drive making it difficult for car to get out if at all. Not putting salt down ruins peoples tires. If they have to i wish they would post a note outside the apartment building(in cooridor) or do an email alert or post on their social media to park on one side or somewhere else for the time being,because if they don't i know a few times when we had to park on the side or wherever we could find parking.I was not thrilled for my bf that he had to move his semi cab because one person complained to them. ONE! but years before that they didn't care. It doesn't bug me that much he had to move it as it bugs me that they are not consistent. and now a few of the people who do work as truck drivers have to pay monthly to park their trucks somewhere else. but i don't think they care about that as long as they are making money. It feels truck drivers get penalized for having a job.I wish beacon hill include the residents by keeping us up to date with water issues etc. I do like how they do have contests for their residents. I do like how they recently put up pet waste stations for the residents who have dogs. I like how beacon hill has a neighborhood watch program set up. One star is too much. Moved there after a divorce out of desperation. Did not see cleaning staff once for common areas. Garbage and refuse a common site in hallways. The stench of unclean carpets, garbage and cat urine were nauseating. Carpets were filthy. Not a location to invite guests. read more
