When I moved in, I discovered a filthy house littered with sawdust, construction materials, and muddy floors. There were over 30 issues with the property--evidence of rushed, incomplete construction--yet they insisted on having me move in anyway. Problems ranged from windows that wouldn't fully close or lock, to holes in the ceiling with exposed wiring, and leaks in the basement. Just three days after moving in, a pipe burst and flooded the basement with sewage. While maintenance fixed the pipe right away, they left the sewage to dry for four days, which led to a severe respiratory infection for me and eye infections for my dog. It was disgusting and unacceptable that they didn't clean up immediately. Now, about 45 days later, although they have resolved a few issues after I got city code enforcement involved, there are still water leaks in the basement, holes in the ceiling, and windows that don't lock (among other problems). Because I live on the first floor, the unsecured windows make it scary knowing anyone could potentially enter from the front yard. Despite all these ongoing problems, PMI expects me to pay the full monthly rent of over $1,300. It's outrageous, and I regret signing the lease.

In 2021, I purchased a home built by Luxor in 2017. Over the course of living here, there's been a…read moremyriad of issues related to poor craftsmanship. 1. Leaky roof. I'm getting water damage in my garage due to poor build quality of the roof and improper installation of the flashing/siding. Builder not willing to honor warranty because I'm not the original owner. 2. Horrible insulation throughout. Super drafty house. I recorded temperatures below 20 degrees F INSIDE during our last storm around the fireplace. My heat was set to 73. They took what seems to be no effort in air sealing the house and used minimal fiberglass insulation. Two bedrooms are always 10 degrees colder in winter or hotter in the summer because they failed to adequately insulate and air seal the joist overhang. 3. I had to screw down the whole subfloor in the entire house due to nail pops and squeaks. In many areas, the nails were an inch off joists for entire sections of the room. Often close enough to the joist to rub/make noise, but do nothing structurally. 4. Poor drywall finishing. I had to repair peeling tape and screw pops in just about every single room. In general, it seems the bare minimum was done when building this house. I can accept that builders make mistakes, but a roof leaking in less than 5 years isn't remotely acceptable. Neither is the fact that they won't stand by their work. I kept my complaints to myself until this recent roof leak. The person I talked to on the phone about getting this covered under a warranty was confrontational after being unwilling to help me. They said it wasn't their responsibility that I'm having issues and that it should have been caught in inspection. The leaky roof was mentioned by previous owners who claimed they had it fixed. Other (livable) issues did show up in inspection, and priced accordingly; however, that doesn't exonerate poor craftmanship. I will also point out that even if the minimum in wall insulation of R15 was what the original purchaser wanted, that doesn't excuse the poor installation of a house wrap resulting in absolutely no air sealing in certain areas of the house. R15 would be acceptable if it were protected from drafts.

The fishing lake has so much algae on the surface it's impossible to fish there. The appliances and fixtures are old and not in very good working condition. It's nearly impossible to get maintenance to fix something that is in need of repair. I'm currently looking for other housing but stuck in a lease until December. Ugh!

The left overs were then taken to the club house for give away to all the other residents and staff. When I informed you of bugs, and mice, you told me there bugs in all the residences including your own. Exterminators didn't help. Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

The owner has always gone above and beyond for my investments and I have never questioned statements or my monthly check because they come every month as promised. I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. I have been in business for over 30 years and know that some people are hard to please no matter what you do so reading a negative review like this makes me question the person who wrote it.

We noticed that both neighbors on each side seemed to be trespassing on our property. Sekerez came out on relatively short notice, did a very detailed survey or our property, set down stakes, all for a reasonable price, actually much less than other surveyors in the area. Good news! We were right. Our property is actually about 10 feet wider than previously thought. We did this must survey because we learned in the law, that if you accept a boundary, even a flawed one, over a period of time, the law regards your acceptance as the actual boundary.
