We were served an eviction notice in December. Not knowing we needed to provide an answer to the court I called and spoke with Jocelyn. She informed me that we did. Gave us the website that was pretty straightforward. Sent all documentation to my mom, she printed the forms that night, went to the courthouse the next morning and filed. With my name being in default already, we still filed. I informed Jocelyn that we did all we needed to do. I sent her over our paperwork as well. She had us come in to do intake and the day we needed an attorney, they provided! The sent us Adrianne to attend our court hearing. I was nervous, not knowing much about this situation at all. First time moving out, first time having an eviction notice. Adriane kept us up to date during our first hearing. Later on told us we were going to trial. Gave us our trial date which was set for a month out. We went to the courthouse with all our options, still skeptical about going to trial because who even wants to do that? We ended up settling outside of the court. Money to relocate, no eviction notice on my name and our security deposit back. I had a really unfortunate experience working with Magda Madrigal. This attorney was difficult reach, constantly had other calls or interruptions while speaking with me, didn't explain what was happening with the case and refused to sign a retainer agreement and confidentiality notice after I had signed off on it. After demanding a countersigned agreement before moving forward, she began submitting documents to the court without my permission or review that contained inadequate responses and failing to give me any appropriate notice to respond to her emails. When asking her for a short extension to produce documents and answer an overwhelming amount of uncomfortable questions for the case due to a family emergency, she not only denied that extension but she the informed the court that she no longer wanted to be my attorney because I refused to comply and I now have to represent myself. Very unprofessional experience and will be filing a complaint with the state bar. Strongly advise you to go elsewhere if you have other choices. read more

I was dealing with an unethical, unprofessional, harassing, civil liberties violating landlord in the San Gabriel Valley. After living at her house for over three years, My landlord gave me an invalid - inaccurate - eviction notice/s. I was particularly nervous, because she was claiming medical reasons to evict me. When I went to BASTA, I went because I needed help, I had been sick, and I thought they'd fight. Instead, they kind of rolled over and played dead. I needed a firm who would listen and develop a strategy for me. I did everything they asked for ---- got the city, county, and other reports It was a disaster when we got to trial. Witnesses had not been subpeoned. The attorney had me helping him put a lengthy rut timeline together. Motions that should have been done before weren't, and as we neared trial I got a lot of conflicting messages, and I was depending on them. The laws were on my side. Rent Control was sure Is be fine, and then trial. One day 1, I was confident. I had always paid on time, always maintained my home, and I really felt like my attorney did not understand I had endured a massive flood and all that came after. I had landlords stealing and damaging my things. The harassment was through the roof, and I was landing on two occasions in bvb the ER it was so bad. These people with their attorney lied and made up stuff because as they said, "it's our place and we do what we want--- and we want you to move", The lies and deceit so bad, and my attorney because he didnt understand the case wasn't able to effectively cross examine the 4 landlords who all had glued together answers. My attorney knew as I did that the judge was steering the case to the plaintiff. And the standards for each side was not equal. I'm not blaming the attorney, but this firm doesnt have enough staff. There were a lot of errors of law in this case, ----the witnesses who needed to be subpoenaed weren't and when it got to closing argument, my attorney never told the jury that they had only heard 1/2 the story because not one piece of my stack high evidence was introduced. I lost my home. I lost my business because it was run from my home. The jury never heard my side. I went for the 1179 hardship hearing., Agsin I lost. I had to move. When you lose your home, you loose your core. My whole body just collapsed. I dont have any family to speak of. I put my belongings in storage. I don't have anywhere to go. After, I spoke to other attorneys and this case should have been appealed because it would have opened other door, but Madga told me that they would not appeal it,. I was going to have to move. I was so emotional, I couldnt. I'm very upset with how my case got handled. The aftermath has been horrific. First, attorneys me, did Basta advise you of this or that. No. I was in a mill. I didnt know where to go. My friends couldnt help me, they didn't know. The other attorneys said if BASTA felt they could not win at trial they should have discussed this with you and had p lo an B, but that didnt happen. I always felt the attorneys worked beyond exhaustion, and could not give the time required. My case should have been appealed and the owners should have been put on notice that this was an illegal eviction. I never got a penny to move. Every person who knows what happen says that it's all to fishy. They should provided for a buyout, and I got zero. It cost me $6000 tut o just move. These landlords only wanted me out to bring my place to market value. It meant an additional $4000 in their pocket. Since I moved my place was remodeled to substandard levels. Its worse than how I left it. I got sick to my stomach when I saw it last. I cant go by anymore. The aftermath continues on. Recently, the owners tried to levy my bank account for $5,000. I dont keep money in that account, so they lost. My home still sits empty. People, according to my neighbors, look at the place and leave. The price has been dropped by $2000. It still doesnt rent. It's not my home anymore,. For me, I transitioning by living in my car. .I haven't been able to work because my office is in storage. I used to shower at the gym, but with COVID-19 I have tti o used the showers provided by the housing authority. It's humiliating . I'm trying to stay strong. I'm looking for new work because the business I ran from my home had to close. I'm upset and angry that I've was left so upside down, and worse to hear that it was handled so badly. COVID-19 has complicated things. The Protest and Riots were happening within 3-4 blocks, and I live in my car to this day. Today, I ve already started a transition to a new neighborhood as I would with people to get back up on my feet. I'm very scared, but each day I try to do more. BASTA knows basically what they are doing, but people need guidance and understand and you will not get that at this firm because they are understaffed. I'm am so disappointed in BASTA, and if someone came tut o be and asked for an attorney. I'd offer BASTAs name but with the warning that they should consider other firms. I liked Magda. This place gets it!! My money grubbing landlord chose to illegally evict me Vs. honestly paying me to move. She came gun's blasting like a bat-shit-crazy hyena ready to rip me to shreds with LIES constructed from the pit of Hell! It's so funny to see these "God fearing" people be so God-damned deceitful at the flick of a switch! Yes, I'm using harsh language to describe a very harsh and EVIL old woman. And I LOVED seniors before this!! ( Lol, still do ;) So this octogenarian produced the 3 day notice deep from her ass that was completely warrantless as I had paid my rent on the 2nd or 3rd just a couple times in my 8 year tenancy before with no issues! Just last year I was her "Favorite Tenant!" But when her and her trifling adult daughter couldn't stand to live together anymore it seems my unit was dead in her sights and she tried EVERYTHING to boot me out! Long story short, Mario was always very helpful... Dewey was just a joy to speak to every time I called... (and what a cool name!) And then "The Master" Mr. Matthis... A straight Wizard of the Law!! He worked his magic and my case miraculously disappeared!! (poof- be-gone!) Seemingly just as soon as her idiot self decided to begin this foolish charade and waste BOTH our time & money for nothing! Mr. Matthis always kept his cool, he never got razzled by her scare tactics....and he literately discussed every possible scenario with me before they even happened PROVING that he is actually paying attention and interested in working hard to get me the best outcome. And He did...I'm still in my place!!! But I'm not done with my Troll landlord by far as she most certainly will continue to find frivolous ways to boot me out in the future. If I could give zero stars, I would. We ran out of luck with our management company who served us an eviction notice despite never being late on the rent. We went to Basta to get some insight as to what we needed to do. In walks Mr. Jonathan Segura with his gold chains and his gold watch, assuring us that he would personally manage our case as he is very confident he will win it, for the cheap amount of $3500. (His words - not mine.) One week into it and he did not show up to our hearing, we were able to save the day by requesting another hearing, for which he did not show up either and sent an incompetent attorney, unfamiliar with our case which resulted in a loss. He has 30 days to file for an appeal but unfortunately for us he has fallen off the face of the earth. We soon discovered that he relocated to the Lancaster office 60 miles away from the courthouse that is processing our case, and he did so without notifying us. We ran out of time for the appeal which now means we will be evicted, even though Mr Segura and the Bramzon firm could've prevented that. After sending multiple emails, phone calls and even a demand letter asking him to perform the job that he was paid to do, still no word from him. We've also tried to contact his supervisors Daniel Bramzon and Ned Harris, who are also missing in action and giving us the runaround. They have left us no choice but to report them to the bar association, dispute the retainer amount because $3500 is a lot of money for ZERO services rendered. We are also looking into legal malpractice against the Bramzon firm. All this to say, avoid this place like the plague and run to the Eviction Defense Network as they actually do know what they're doing and are a pleasure to interact with. read more

They used habitability to win initially & then we were given a new eviction based on the actual problem of an illegal rent increase that Danny from Basta refused to take as he got his money from using the wrong defense in the 1st case. read more

In fact, I don't think I've ever come across lawyers as competent, knowledgable and caring to the point I didn't need to worry about how my case was being handled. That was a relief because I was dealing with my elderly mom who was dying at the time. My landlord was upset when I hired Basta, too. He knew his chances of winning his no-fault eviction went out the window once they got involved. And I never once had to make a court appearance! I just sat back, popped the champagne and watched as Kevin Hermansen frustrated his lawyers at every turn; then, won my case. Basta even goes after the landlord for the legal fees! Amazing. They are doing noble and fine work. However, resources limit them to only 3 courts. My case was in Chatsworth court. I'd been iiving in a rent-controlled apt. for 20 years. I'd been the target of a predator landlord and mgt. company - Landmark Mgt. - that had bought our building in 2017, and have been actively trying to eliminiate long-term tenants. They still are as of today. I went to Basta hoping for help. I was given names of private lawyers, but turned away by Basta due to the fact 'we don't handle cases in Chatsworth court". Bummer... However, I was very disappointed to discover that they did indeed handle Chatsworth court, as another long-term tenant in my building was represented by them I called and asked to speak to boss....no response. They did however, months later, put my name on the list of tenants served notices to pay Basta instead of my landlord due to them losing the case against my neighbor. They would have lost mine, too...if Basta had taken the case. Instead, I was the victim of legal shenanigans by the landlord and his attorney and settled, resulting in my leaving the building, which was best for me in the end. If I had gazillion dollars, I'd finance the organization. Work on your people skills Basta guy. But keepin fighting the good fight. read more

I called to get help with my current rental/housing issue and the female associate that answered, who didn't even provide her name and immediately asked if the landlord had provided any notifications, I then briefly explained the situation to which she replied to with incorrect information and when I questioned her about the answer she quickly gave me the phone number to California Housing Rights and said they could help me more than she could. She didn't ask for any further details or information. What's the point in advertising you fight for tenant rights and homelessness when you clearly don't offer help and you just pawn people off on another group. If all I needed was a phone number, I would have called 211. Don't waste your time with calling this group, if you really need tenant help. read more

I called Basta on behalf of my friend who has received an unlawful detainer eviction notice. They told me to come in between 9:30 am and 5 pm so that we could discuss her situation. Since my friend is elderly, I drove from the westside of Los Angeles to South LA to pick her up and then we drove to the Basta office, whereupon they told us that they are currently short lawyers right now since someone is out on maternity leave and I think another was away. This is a non-profit law firm and I totally understand that they get short-staffed and cannot represent everyone, but it would have been appreciated if they might have explained this to me over the phone, as it was quite an ordeal to just get my friend to their office, only to be turned away. I have no doubt that you do great work, but perhaps there is a way to be mindful of potential clients time whom you are unable to serve. At least when I called Bet Tzedek, they said on their outgoing voicemail that they are not currently accepting eviction cases. read more

To see what BASTA can do one needs only to search engine the case ABCO, LLC v. EVERSLEY | 213 Cal.App.4th 1092 (2013) or "Single Family Unit Exemption to Rent Control Requires Detached Unit Not Surrounding Vacant Units". BASTA saved a tenant who appealed a plaintiffs request to overturn the original court decision related to a Los Angeles Rent Control case in Venice. Although we do not face eviction yet, our case is quite similar to the Eversley case. We are both seniors. We've paid our rent right on time forever. We've lived in our place since the 1980s that meets the criteria to be registered under the City RSO. It was never registered originally because the previous owner kept our rent at a very fair amount. Now we have the sinking suspicion that there's a motive of gentrifying the unit after being presented with an outrageous raise in rent from a new landlord. We had 60 days to sign and then the not so veiled attempts to harass began by him trying enforce rules that were never in effect in all the years we've lived here. We then filed a Complaint with HCIDLA - City of Los Angeles to investigate the issue. We initially received a Letter of Determination in our favor from the HCIDLA relating to our dwelling and that the dwelling was required to be registered with HCIDLA and for the landlord to follow the current law of 3% increase in rent. Now we have gotten word through the grapevine that the original finding is in dispute and in the process of being overturned and the original Determination being rescinded. So... as we a await the mail. The only question I have is a tenant afforded a right to appeal to the HCIDLA for an oversight hearing and if so can we be represented by the presence of an attorney at the appeal? Hey Daniel no need to come to you guys. You see ... Today is 12/30/2016: To update our situation. on 11/28 I had written above , "Now we have gotten word through the grapevine that the original finding is in dispute and in the process of being overturned and the original Determination being rescinded." Well... It was NOT overturned NOR was it rescinded. We got our answer in the mail as a copy of the letter sent to the Landlord from the HCIDLA Regulatory, Compliance & Code Bureau. It reads: "A review of the applicability of the Los Angeles Rent Stabilization Ordinance (RSO) to this property has been completed. Our review of the property records indicates that there are both residential and commercial units on the site. While the commercial portion of this property is not subject to the RSO, the residential rental unit(s) at this property are subject to the RSO." The original determination stands... No need for us to appeal, no 300% increase in rent, and most of all our lawful right of peace and quiet without harassment has been restored. HAPPY NEW YEAR! ///// read more

I am basically happy with the outcome of my complicated eviction case thanks to BASTA. I initially hired the wrong lawyer and I had to quickly find a law firm to help save my long term rent controlled apartment lease. BASTA sincerely cared about my case. They are a non profit so don't expect very much communication in between court dates. They are basically trial attorneys going from one case to another. They can definitely use more support help in the office but even with these improvements needed they are still a very good law firm, especially for low income rental tenants. They will help you win your case or help settle your case. Magda, Danny, Kevin and Bartley came through and at the end of the day, thats what you need, the team that will help you keep your home. This may seem like a crazy place. Maybe their office isn't glamorous maybe you have to wait AND THE WAIT WILL BE WORTH EVERY MINUTE. If you have naughty or terrible landlord GO THERE . They know what to do. My case wasn't about unpaid rent ....mine was paid up.. my landlord loved I fixed the place up and then she wanted to lie and terrorize me and emotional support dog to make us leave. Basta came highly recommended to me, served me last year. The attorneys are knowledgable enough and know their stuff. They mean well to help tenants. However, basically they aren't available to give you the time of day, beyond the intial intake interviewm in my case, a relatively simple "no fault" eviction. They set a retainer fee, take your money and you are left wondering what's next until they give you the end result. Don't try calling, leaving messages, etc. hoping to get in the loop. The client support in terms of communication and advisory is sorely lacking and bare minimum with respect to the retainer. The retainer clearly states the fees are negotiable. Not in Long Beach! The contract clearly states they are there to partner with you, brief you, keep you informed, advise you day by day. They don't! Don't confer with you, discuss your options, etc. Basically, you are an incidental once they have your paid retainer fee. I tried to bridge the gap often, but the result was still the same. They aren't there for you. That may not be true with a courtroom trial requiring more critical solutions, such as wrongful eviction. Clearly my "no fault" case wasn't serious eough to go there. So they didn't! They wrapped it up in a jiffy, since the other side dismissed a case they couldn't win. Either way you aren't in the loop. When you are brave enough to query why, nothing changes. They know that. They have no intention of making you matter. You are a case or a file number. Nothing more! read more

They are unwilling to take cases if the case is difficult for them. They will not try to work with you to take it. BASTA was not helpful to me. I got an eviction notice and let me tell you first off you probably don't need a lawyer to fight an eviction. You just go to court when the subpoena says and there are mediators there to help you settle your case. What I ideally wanted from BASTA was simply some reassurance as I did not know what I was going to be facing, but instead they just were not helpful and kept shutting me down and making this more frustrating when I talked to them. They don't know the phrase "the customer is always right" which means, even if the customer is wrong, you need to guide them to being right in a way that they appreciate and understand. I'm glad I did not end up doing business with them and if you are facing an eviction I would recommend not talking to them. read more
