I recently bought a home that was inspected by Steve Koelewyn of Ausinspect. He was fantastic. Not only does he have many years of experience as a house and pest inspector, but he's also a builder. So he was able to give a very detailed written report of his inspections, along with recommendations about how issues might be addressed in the future. But his real differential is his video. He records video and audio commentary as he goes around the building, so you have a record of his observations and recommendations that corresponds to the physical locations he's talking about. He can point out cracks, show you how things are connected. He can show you termite damage. He includes thermal imaging. It's really an amazing, full service, and not really for much more than I've paid for a standard building and pest inspection before. He adds some commentary to the start and end of the video, giving you an up-front summary. I've already used selected bits of his video to get a quote for some planned renovations before the builder has even seen it because of Steve's detailed discussion. An excellent service.
