After about 3 years I saw a steady decline with the complex. Over the course of my stay there, I saw at least five property managers come and go. The property also had been experiencing a steep increase in vandalism, and non residents using the complex as a dumping site for furniture and appliances due to the fact that the community is not gated. Across the street from the entrance to Portofino Landings there is a new apartment complex that was built, which houses low to extremely low income residents which helped contribute to the decline to the property. It's just very sad to see how fast this once beautiful complex deteriorated.

The bathtub has an unidentified substance on the bottom and sides which has not been removed or deemed harmless to come in contact with. The manager here inexplicably had the maintenance man use a "stone" to clean the stains which only created multiple scratches while not cleaning the stains. Having lived in many rental communities throughout South Florida, I can truly say I have never experience anything like this - from the truly unacceptable customer service to the fact that nobody seems to even care that I am contacting the Better Business Bureau and posting these reviews. All this leads me to believe that there is a larger problem here and I would definitely advise anyone to look elsewhere or if you decide to move here, go over you unit from top to bottom before you sign the lease. And a note to Yelp, you need to change "Mongrove" to "Mangrove".

So when I attempted to email Autumn to ask for an update, I discovered that I was no longer able to send emails to her. It appears that my emails have been blocked or disabled. Because telephone communication has consistently been difficult and stressful, I attempted to communicate through other available methods instead. Receiving this final notice stresses me significantly because of what occurred during last year's recertification process. Despite providing all of the requested documentation, I was later sent an eviction notice. My son 19 years old at the time went to the office shortly after business hours that same day to ask why we had received it and if we should ignore, and rather than receiving an explanation, Margarita threatened to call the police because he knocked on the office door while holding the eviction notice. That experience was upsetting, and I have been trying to avoid another situation like it. I have lived in this community since 2021. Overall, it has been a quiet and peaceful place to live, and I appreciate that. In fact, I have never even used amenities such as the gym or the pool because access requires going through the office, and I have found it less stressful to avoid unnecessary interactions there. My only current concern has been the annual recertification process. Each year it has become a source of significant stress due to communication issues, and uncertainty. I simply want assurance that I will not be penalized for administrative errors and confirm having received the documents I brought in. Since we did not go thru the documents I brought in so its my word against her and that is what worries me. for all I know soon i will receive a notice that i failed to bring the documentation and get another eviction notice.

Location wise - this complex is great and has a lot of places right near it. It is very safe and…read morequiet. It is dog friendly and many people unfortunately don't clean up after their dogs even though there are stations throughout. Gates - it is gated, however, they break A LOT. It's very annoying how often they break. Most recently they were broken for at least 3 weeks. The new management woman, Kimber, is nice yet strict which I don't think is bad since a lot of people have big getting away with many things! Such as breaking pool rules and parking wherever they want. I have never once had an issue with parking. One time a neighbor parked in my spot, but after leaving a note it didn't happen again. Maintenance staff is great. They normally come on Thursdays to cut the grass. Sometimes they wait a long time though and it's difficult to walk my dog. If you need repairs, people have come to fix things such as my bathtub drain and mold after Hurricane Irma. Many photos they post are of the clubhouse...which can be misleading. Majority of condos are outdated with the tiled floors and older counters. Definitely no new or modern looks. Condos are affordable. Some are cheaper if they have the super old interior.
