We rented a place with Associated Brokers Realty for 2 years. I would recommend renting from them. It's essential to understand that they run a straightforward and large business, so this experience may be different than ones you've had in the past with a personal landlord who owns just a few properties. What does this mean as a renter? You work with Associated Brokers Realty and will likely never encounter the owner of the home. They follow all laws set out in regards to house repairs, leases, and timely communications. When I did receive communication, it was clear and concise. This also means that the processes and communications can sometimes be frustrating if you expect a one-on-one relationship with your landlord. I paid rent late on one instance (during the holiday season, banks were closed). I received notice via a sign posted to my door which incurs the posting penalty plus the late rent fee, as laid out in the lease. When I called to explain the situation, they did waive the posting fee but the late rent fee was still charged. If you're used to having a one-on-one relationship with your landlord, you may find this frustrating, but 1) it's a fair way to run a business, and 2) you know what to expect when doing business with them because it is all laid out in the lease. it is also nice to know that Associated Brokers provides a sort of protection from the one-on-one relationships with property owner/landlord that I've described above. We had an instance in which the owner of the home (who by contract was still responsible for all repairs) delayed in fixing a utilities issue. Associated Brokers ensured that our rights were protected during this time period and we were able to take a deduction in rent. As for the staff, the people I spoke with were always lovely and got back to me within two days. I also appreciated that Anthony wrote a renter's letter of recommendation for me to obtain a new apartment when I moved out of state. read more

As a former homeowner, I never imagined working with a property management company could be this frustrating. Unfortunately, my experience with Associated Brokers Realty over the past five months has been consistently disappointing and has demonstrated poor communication, lack of accountability, and inadequate property oversight. When I moved in, the home had clearly not been properly prepared. I had to hire professional cleaners immediately because it was extremely dirty. The existing carpet filled the vacuum canister more than five times, one room smelled strongly of pet urine, and there were stained walls and ceilings, burned-out light bulbs, and other obvious issues that should have been caught during a walkthrough. Three months into my lease, a massive tree branch crashed through the roof during a storm, causing structural damage and trapping me in the front of my home. I reported the emergency with photos before 7:00 a.m. and received no meaningful response until after 3:00 p.m.--only after I tracked down the property owner myself. He immediately recognized the severity of the situation and arranged emergency repairs. The management company's response was simply that there were "lots of trees down." The most recent issue has been an excessive water bill. In June, I received a bill exceeding $350 for approximately 41,000 gallons of water usage for one person in a 1,200-square-foot home. I reported it immediately. More than seven weeks and over 20 emails later, there is still no final resolution. Every update has required me to follow up, while I have repeatedly been told to "be patient." Problems happen with any property. The difference is how they're handled. In my experience, Associated Brokers Realty has consistently failed to communicate proactively, respond with urgency, or take ownership of legitimate concerns. I loved living at my unit but this leasing agency is robbing people. Me and another tenant in the complex I lived in weren't sent an official lease renewal making us month to month renters. Due to not being comfortable with that we both made decisions to move out and move on from this leasing company after many attempts to ask for a renewal and contact them to discuss. They were very hard to get ahold of so I sent emails documenting my move out date and asking how to go about the process. I didn't hear back until a few weeks before my move. I was officially moved out by the 10th of this month and they are charging me a full months rent plus a late fee. I only stayed until the 10th to provide a full deep clean of the unit I was occupying and officially had my stuff moved out since the 8th. On the 9th they uploaded updated pictures of my unit after entering for maintenance of my toilet and put my unit back on the market before I ever was officially moved out. The unit being back on the market makes it a vacant unit yet I was threatened by one of their office workers Laura Freese that I owe a full months rent. Avoid this leasing agency even though the complex's are overall nice to live in. Update since making this review Laura has sent me personal threats and per my lease which ended officially 05/31/26 they are telling me I now owe all rent and utilities until they find a new tenant or they will give me an eviction notice. How do you evict someone already out of unit on a lease that's ended? It is now 07/14/26 and they are charging me past the month to month policy. Stay away from this company!!!! read more

My husband and I rented a small house from them in N. E. Park hill for two years. It was a very frustrating experience with unkept promises, refusal and delays in doing the maintenance and repairs, illegal charges for renter's insurance we did not need or want, miscellaneous fees for no reason and even extortion requiring us to pay $1845 for services we did not receive in order to even talk about a new lease, double charging our rent with an insufficient fee when we couldn't pay twice on one day, refusal to return this fee, and now a refusal to return our security deposit. We will be taking them to court on June 8th. Save yourself the trouble and find a reputable rental agency. read more

If I could give a negative star I would. I've dealt with these people for almost twelve months. They never ever answer maintenance requests and when they do they never fix the problem. Forced us to live with a sewage gas leak. We attempted to break the lease numerous time due to so many issues and they would not let us they would not take the gas leak serious so we had the Fire Dept at our house. They tried to say that we are combative with all their techs yet their own techs say to run away from them as soon as possible because our absolute slumlords. Numerous lawsuits against them. I would not recommend using this property management company to anyone. First of all, the townhome was advertised to us as 1,200+sqft, and it turned out to actually be only 890sqft. Additionally, they said they had onsite laundry, but that consisted of only 2 washers and 2 dryers for 8 townhomes Costing $1.50 per load. And to make that situation even worse, only 1 of the dryers was functional for most of my time there. I hope they've replaced those by now, but I wouldn't be surprised if they start charging residents even more for the laundry to make up for the cost of buying new appliances. In retrospect I am glad they NEVER called me back to let me know if I was accepted to rent their apartment even after we paid the $60.00 cash application fee. Keep it! Now I never have to deal with your poor customer service and condescending attitude ever again. I couldn't get out from this lease quick enough! The owner/manager Anthony is a condescending excitable man who inherited the business from his daddy. Two years and I must have received well over 50 notices on my door for various issues, half of them being about odors in the building and the other half being about the constant maintenance. He'd even send his henchman to "inspect the premises for noxious odors" which I assume meant he was searching our apartments for pot! Tried to charge me for this and that and in the end he kept a third of my deposit for six hours of cleaning which, if it was six hours, would have been for things like the peeling and bleeding paint or the bathroom fixtures stained from bad plumbing. And you know what, I could care less that he took that much because I never have to deal with them again. AVOID - the reasonable rent isn't worth it! [Edit] Received an email about 12 hours after posting this: "Hello, I read your review. Thank you for letting me know how you feel." Creepily following up like I wrote a friendly personal note to him; doesn't seem very self-aware. I was searching for an apartment using online apartment finding resources like Hotpads and Craigslist, when I came across an apartment I liked at a decent price managed by Associated Brokers Realty, Inc. I viewed the apartment, and went to the office to file the appropriate paperwork for a credit check, application, etc. At no point during any of this was there any indication that the price was anything other than what had been listed online. I was called 2 and 3 days later and advised by Anthony Irizarry that the front desk had "made an error in the ad" and that the "real rent price" was actually $45/mo more than in all online ads and during our original discussion. However, the Craigslist and HotPads ads did not change after when we were advised of the alleged "pricing error;" they remained at the original price for several days. Additionally, the apartment continued to be advertised at the original price clear up until 3 days later. It was not until that afternoon and after I had sent emails to Mr. Irizarry regarding the discrepancy in the price that the price on the ad changed. I believe I was the victim of a bait-and-switch on the price of the apartment in violation of at least CRS 6-1-105. The price we had agreed upon was artificially jacked up after I had already viewed the property, been advised of the price, submited a credit check and application. And one other thing, it took me 3 days to get a hold of Mr. Irizarry. Apparently he has no cell phone because when I would call the office, he wouldn't be there, and there was no other way to contact him other than email. His unwillingness to communicate in any form other than email makes me wary of his business ethics and honesty. read more

I have never been treated so poorly by any business establishment. I lived in an Associated Brokers property for three years, was a wonderful tenant - took great care of the apartment and payed rent on time every single month. When I moved out, I called their office to find out how to get my deposit back. I spoke to a woman who took my new address and my roommate's new address and said they would split the refund and mail us separate checks. This was a month before I moved out. I called back a week before the lease was up as my future address changed, and there was no record of my previous call, and I spoke to an abrasive man who blamed me for "making up" that I had spoken to someone about changing the address because there were no notes in his system about me ever calling. "You never called." He would not even acknowledge that I called. As far as he was concerned, our refund check would be waiting in their office to be picked up within 60 days of the lease. The problem was that I had already moved across the country to New York (from Colorado). I told him this, and he said he "didn't care" and that I had to have a letter signed by both me and my roommate (still in Colorado) stating that we would like our refund split and sent to addresses. I told him I thought I took care of it a month ago and that no one told me that, something I could have easily taken care of in CO. He yelled at me over the phone, again accused me of never calling, and I got upset, eventually agreeing to get it to him hardly within the deadline (having to sign a letter, mail it across the country to have it signed by roommate, then sending it to them). This phone call ended in this man hanging up on me, but with an understanding that he should watch for my letter. The last time I called, I hadn't seen any sign of my refund months later. He scolded me for never having sent the letter (which my roommate mailed a month prior). Then he read from his internal system's notes from our previous phone call, in a mocking voice, "lady doesn't want to deal with letter since she has moved out of the country." I reminded him that I agreed to send it even though his staff had COMPLETELY MISINFORMED ME. I asked to speak to someone in charge, he said he was in charge - it was the owner, Anthony! The owner, yelling at me and mocking me for my frustration at his staff's incompetency. Then he HUNG UP ON ME. Again. Twenty minutes later, he called back and said he located our signed letter, then hung up a third time before I could even say "I told you so." I got my security deposit back 3 months after I moved out. NEVER live in their properties. ************************* Yes, honest mistakes SHOULD be punished, especially when originating from misinformation that SHOULD be given to those who try to find out the correct protocol! Associated Brokers Realty bought the last property I rented from the owner and took over as property manager about half-way through our lease. The company almost immediately sent us new leases with new additions and restrictions and hassled us to sign it, which I did not as I had already signed and agreed to a lease with the previous owner that I was happy with, and still had 6 months to go on it. I reached out to Anthony as soon as they took over management with some concerns I had about the apartment that had yet to be taken care of. They fixed the broken stair outside of the apartments, but told me that the absolutely disgusting smell that the previous tenants' cat had left in my bedroom would not be able to be taken care of during my tenancy. LITTLE DID I KNOW THEY WOULD CHARGE ME FOR IT AFTER MY LEASE WAS UP! They tried to get us to renew our lease with them with the understanding that our rent would go up $150+ what it was previous, showed up to show our apt. MULTIPLE TIMES without notice, were consistently and repeatedly VERY RUDE to me both in person and on the phone. Anthony seems to have some sort of personal complex where he thinks he actually is the LORD ALMIGHTY (or you would think so the way he speaks to you like you are an idiotic child) and his little sidekick buddy Dave isn't much better. I actually had to ask him to discontinue the conversation unless he could take a step back and speak to me like a rational adult at one point when we were discussing showing my apartment. They did offer us to resign the lease for the amount we were already paying after giving that as a key reason to not re-sign, but honestly after all of this nonsense, I want nothing else to do with them. I am not writing this review to get something out of it, I'm writing it so that other decent folks like me won't be subjected to this kind of treatment. If court fees weren't so expensive, I would've had these guys there with all the photos and emails (and voicemails) to prove my points...unfortunately a $600 deposit just isn't worth it...and if I could only describe the move-out bill that my previous neighbours showed me from the 1 bdrm below us...it added up to them OWING $1500+ to the company after their move-out....they hardly even had any furniture!! I have been a tenant for over 5 years with Anthony and Associated Brokers. While the first year I was a tenant I did see some of the stuff people here have said, that has not been the case for the last 4 years. Anthony does not bend for people at all. He does not bend the rules, change the lease, or do some of the things people here say he does. I normally don't post but when I personally saw what happened yesterday to get the review posted yesterday, that is NOT what happened. You sat out front in your car honking bothering multiple business. You blew up inside the office when I was paying my rent at Anthony and the receptionist. I mean holy cow, way to blow up in public man. You were not even living or renting the place it was the lady and someone else. SO I think you need to take a chill pill and mind your own business. As for how Anthony does business. He has worked with me in the past when hard time hit me. Granted did not waive any fee's which sucked but at least I did not get kicked out. When the city came by and mowed my yard for $350 and I had no choice but to pay it, Anthony worked out a payment plan for me. HE is Fair but STRICT. NO BS. IMPORTANT, PLEASE READ! Anthony Irizarry was incredibly inappropriate to me and my mild mannered 53 year old mother, to the point that he made us so uncomfortable that we had to leave. We had done nothing wrong, we are two mild mannered nurses who were simply coming to sign our lease. He talked down to her the entire time and was very aggressive, forcing her to recite parts of the lease back to him from memory and lying to her about contacting the property owners for the property we were going to be moving in to. He stood up and made threatening gestures when I finally got my mother and we left for our safety. Worst rental place ever, they are begging for a lawsuit. We are still deciding whether or not to sue them due to the harassment and other related damages. Please do not do business with this company; they are rude, unhelpful, couldn't care less about helping their customers, and they need to be shut down. A multiple time renter from this landlord, I have always been impressed with how professional this "mom and pop shop" is. They have always provided timely responses to repair requests and other inquiries. I have always received my deposit back in full and have found the rental agreement fair and comprehensive. I have lived in an Associated Brokers property for seven years. I have been very pleased with this management company, which is owned by Anthony Irizarry. Just yesterday, Anthony had my furnace fixed within 6 hours and he even hand delivered space heaters for me, just in case the furnace company was unable to fix the furnace quickly. He also had a slightly leaking pipe fixed within 20 hours. I have stayed with Anthony, because he has everything fixed within a timely manner and is a great property manager. He has always been kind to me and very professional. I would highly recommend renting from Associated Brokers and/or have them manage your rental properties for you. The owner/Manager Anthony was completely rude and uncalled for. He has taken too many people's money and have told different applicants several different things. We have been searching inside and out for a home. We finally find one we like and unfortunatly got stuck with this guy. He took our application money just to deny us. We understand our credit isn't the best but that is what cosigners are for. As soon as we tried everything we could for a cosigner he turned us down and kept our money. The next day there was a new applicant as well for the home, they were also denied to credit (as we expected) however they called to ask the exact same thing we did the day before " a cosigner" although he turned us down, a caring hard working couple expecting a baby.. he had told the other applicants that they can absolutely have a cosigner and he would be glad to help them. When I confronted him and asked about it, he was very rude and could care less about what we had to say. As he went on making up lies and telling us there were no other applicants and that if I were to ask for a cosginer when I first ran the application it would have been different. Keep in mind i have just bought a brand new vehicle, as well as been approved for several other things. So of course we did not think a cosigner would be necessary, especially running BOTH our credits. $50.00 cash application fee- $100 for the both of us. Then I run into other people who have applied with him before and it looks like he just throws out several different application fee's everywhere. Never just having it as ONE FEE.. HE IS MONEY HUNGRY. He has been denying people left and right for this property. The tenant there now has even told me how fed up they are, that they are even trying to get out of their lease (as we were going to take it over) seems to us that he is just denying people to make the current tenants stay. If it weren't for the several times i called them, and the several emails back and forth, he probably would have NEVER called me himself to even tell us we were denied. Which i now thank god we will not be renting thru him. I had to call back a few times just to even get a call back about a cosigner.. They all need to learn customer service and to not tell several different applicants different things. If he would have been smart he would of had our money that day. For myself to about to be having a baby, this STRESS IS NOT NEEDED. The home We were applying for is old and broken down and I can see why the tenants want out now. If you have the opportunity. Associated Brokers Realty, Inc. is, quite honestly, the most poorly run business I have ever come across in Denver. I lived with 4 roommates in one side of a duplex for a year managed by Associated Brokers and they were AWFUL. We moved in and their were dirty dishes, complete with food caked on them, throughout the kitchen. One of the bedrooms even had un-touched chewing tobacco spit spilled on the carpet. When we brought these concerns to Associated Brokers, the employee became extremely defensive, dropping f-bombs like it was his job (which it seems to be I guess). They never replaced a screen that was absent from day one, even though they continuously said they would. This pattern of inadequacy continued for the remainder of our lease. When we moved out, they tried to charge us for fixing the holes that were there when we moved in (we documented it all on the first day). After asking for our new addresses to send our deposits back to, they instead sent one single lump-sum check back to the property we moved out of OVER TWO MONTHS AGO. I urge anyone who is thinking of using Associated Brokers Realty, Inc for any reason to reconsider. They are not only a dismal, poorly run company, but they are just plain unpleasant people. read more
