We have lived here for 8 months and it has been a very pleasant experience…read more Our apartment was very clean when we moved in. I'm very particular when it comes to clean and I came prepared to do my kind of cleaning before moving in and I was so delighted at how nice it was! All new appliances too! The Manager and Assistant Manager (previous staff and current staff ) have treated us great! If we have any issues they get maintenance to take care of it quickly. The grounds are tidy and trash free. The pool is clean and the pool side furniture is great! I only used the outdoor grill once but it was clean and taken care of. A few days later I noticed staff cleaning it. We love the dog spa and use it frequently and it is always nice! We don't leave a mess behind us either. Most of the things here that are not as good as they could be is because of lack of respect for this facility by some of the guest that stay here. It's a great location too! Everything you need is close by! This place has a very good crew of people that take care of things and they are friendly and efficient!

I also had a rat problem at one point of my lease FOR 12 DAYS before they finally got pest control involved. I was put out of the apartment for 2 days and they fought me tooth and nail about covering a hotel stay. When I got back there was damage from the pest control people that water stone BILLED ME FOR!! It took until a LAWYER got involved until they refunded me and let me keep my deposit when I left. NEVER live here, find anywhere else.

I have decided to write this review anonymously as to not receive any backlash from the leasing…read moreoffice but to warn others as well as they may find themselves in a similar situation if they travel for work, have work change unexpectedly, or just simply live paycheck to paycheck with children and do not have an abundance of money. I am a travel nurse, and a single mother to a small child, I took an assignment in the Panama City area thinking it would be long term, so I toured this community and fell in love with the layouts of the apartments and the amenities that were offered and signed a lease. We did not even get a guided tour of the apartment, I got handed the key and the apartment building number and apartment number and told to go look at it myself with my child. However, as things do happen in life, I decided to terminate my contract with the particular facility in Panama City due to unsafe working conditions and patient/nurse ratios in fear of losing my license if I continued to work at this particular facility. As a single mother, I could not afford to lose the one thing I worked the hardest for to be able to provide for my child and myself. I contacted the office on what I needed to do to have someone else take over my lease as I never planned on just terminating my lease in entirety. They gave me my instructions on how the process worked and what they needed to be able to contact the prospect and have them move in and take over. This is unfortunately where their help ends. I found TWO prospective tenants to take over my apartment and forwarded the information the leasing office requested to them about both prospects. The prospects then contacted ME about two weeks later, asking if I had heard anything. I proceeded to email the leasing office and ask if they had heard anything or if possibly the prospects were denied/accepted? I heard NOTHING. I was practically ignored and the prospects moved on. I continued to pay for the apartment even with late fees with my savings until my savings ran out, I then unfortunately had to accept a nursing contract in another state at that time, this state paid far less than what I was making in Florida but I needed work as my savings were running out and I was taking care of a small child as a single mother. I communicated with the office that I would be moving out, after them threatening to evict me for being late on a rental payment. We came upon the agreement that it would be a voluntary repossession of the apartment that way they could rent it out to another tenant faster than a legal eviction would take. I was aware of the charges I would be facing breaking my lease and even went as far as having family in the state of Florida return my keys and paying them to clean the apartment in entirety for me even though I had already physically moved my child and I out of the apartment. After receiving my move out itemized list with fees, I made smaller payments in my financial means, while making considerably less in the new state, to the debt every two weeks. Albeit small, I was making an effort to pay down my debt as I was able after using all of my savings, and having to relocate to another state for work that again, paid almost $10/hour less. I was then sent emails of the leasing community threating to send my account to collections despite payments because it was not "an agreed upon payment plan". When given the information of payment plans available, the only option they provided was 20% down of the total debt which came out to be thousands of dollars and then 6 months worth of payments more than my 2025 car payment. After using my savings to pay for the apartment for as long as I could, while trying to find another prospect, I simply did not have almost $2000 to put down for a "payment plan". I feel this is very unfair to people that make attempts to resolve the situations they are given, and operate within their financial means. Do not rent from here thinking they will work with you, all they care about is money.
