Worst place for a student to live: drilling, hammering and scraping from permanent renovations all year long. Very noisy, poorly insulated buildings. Very expensive for such old apartments and gloomy buildings. Frequent services outages (electricity, elevator, water, etc). Many businesses have left La Cite complex (McGill bookstore left, The Source moved away, Royal Bank closed their branch, gym shut down winter outdoor pool, medical clinic and other stores are all gone). In other words, most of La Cite's advertised "amenities" are gone for good. Do not be fooled by online 5-star fake reviews, they are not written by permanent tenants. Talk to true permanent tenants of unfurnished units to learn the real facts, and avoid making the mistake of renting at La Cité. read more

I stayed here in one of the temporary suites for business travelers. While the place is decent, the building itself is a mess. The water was turned off for several hours THREE different times in the span of just two months. See Yelp for real reviews and ignore anything you see on Airbnb. The walls are super thin. I could hear two different neighbors running their showers and entire conversations and loud music from one neighbor who wasn't even next door to me but all the way down another hallway. One evening my apartment started to smell like weed. I called management. Turns out it was someone on a floor ABOVE me and that entire section of the floor was filled with smoke. That's how poorly constructed this building is. There are also a lot of homeless people and chain smokers who religiously hang out in the mall below the building. And despite getting two free months at the gym downstairs, I ended up having to pay for another one as all the equipment is old and not properly maintained. All in all, I'm just glad this isn't my permanent home because this place is terrible. read more

Dreadful residential services team. Construction was scheduled on the terrace and balcony. Excruciating drilling noise can be heard throughout the building and even more so in the apartment. LaCite put out a notice to each apartment affected as well as notices in public areas stating that a 'Quiet Suite' will be available for those who will be affected by the noise well in advance. So, I call the number they provided to ask about the 'Quite Suite' when they were jack hammering my balcony in the early morning. However, they tell me there are no suites available. I'm in awe. I asked about the notices in the elevator, they tell me yes the quiet suites are available to those who need it. "I'm asking about the quiet suite because I need it." They respond, "the suite won't be available until next week." I ask why, "there were some technical difficulties." If you don't have the services, nor the sympathy, don't announce it! Don't hand out 3 notices to say that you provide these services. read more

Very old and they keep renovating it but renovations are veey loud and noisy throughout the year. Good maintenance service and managers are not all nice but most of them. Pricy but the premium access to the downfown mall is convenient in winter. I would advise you to live nearby the buiding but not necessarily in it to have easy access to the mall. As a tenant who has been residing at LaCité/Oxford Properties, Montréal, for the past six years (i.e. a 'permanent resident'), I feel qualified to write an objective review. This is a conveniently-located and 'amenity rich' housing property comprising three huge buildings. All things considered, and on the whole, it is a very well run, administered, maintained and protected property, and this is owed entirely to its generally competent and dedicated administrators and staff. Of particular note is the very able, professional, fair, committed, kind and resourceful Resident Manager, Samuel. His gargantuan task includes essentially taking care of the needs, concerns, inquiries and requests of literally several thousand tenants (spread over the three aforementioned buildings). Daunting as that task inevitably is, he accomplishes it with remarkable efficiency, competence, aplomb and dignity. He also has to settle any disputes, squabbles or misunderstandings among tenants, which he does impressively too (and is thus a true 'peacemaker'). Blessed be the peacemakers! My primary wish would be for the LaCité administration to clamp down even harder on inconsiderate, selfish and offending tenants who make life miserable for other tenants by being noisy, rowdy, slamming doors, partying too loudly, turning their music and televisions on too high, etc. Other than that, I have no hesitation in recommending LaCité for comfortable, safe, friendly, well run, conveniently-located and fairly-priced living (in a nice neighbourhood of beautiful Montréal, within very close walking distance to the Downtown, picture-perfect parks, countless amenities and facilities, public transport and numerous cultural places of interest)... all in a very cosmopolitan, open, cheerful and inclusive atmosphere. I lived in one of the buildings since June 2013. The location is amazing (saq metro etc downstairs) and the apartments are in decent condition, albeit expensive. It's over $1100 for 500 SF. The water pressure in the shower is amazing and I never had any issues with hot water. The kitchens are dated though functional. As far as the apartment itself, I am content with my experience at LaCite. As far as the office goes, they are extremely unprofessional. I did not receive my signed lease until a month and a half after I moved in (the property manager hand's signed it). Fortunately, I months went by before I had to deal with the incompetency of the LaCity office. When my lease was up for renewal I had another terrible experience. I contacted the contact person on my lease, the assistant manager Mrs. Carmosino, via email and left messages via telephone. I did not hear back from her until after the deadline (5 weeks after I left the first message). She was extremely rude. Rather than addressing the fact that she had not contacted me, she was insulting and had a holier-than-thou attitude. As someone who has customer service experience, I was appalled. read more

DO NOT GET INVOLVED WITH LA CITE I rent out an apartment for one year with La Cite and it has been proved to be a huge mistake. Except its ridiculously overpriced renting service, the administration has a huge problem with communications. They automatically renewed my lease even though I gave in my notice of leaving three months ahead of the time, and now they're telling me to do what they're supposed to do--finding a new tenant to take the lease transfer. They didn't even try to put efforts into making things clear to the clients and are only seeking convenience and interest for themselves. I hope the company would realize this kind of action may bring them lucrative profits for the time being but will damage their reputation in the end. If you are in Montreal for a short period of time, and looking for temporary housing, I strongly recommend LaCité: you will fall in love with Montreal, but LaCité will ensure that you look forward to moving out of their apartment, and leaving Montreal will hurt a lot less. The building is really old. Although I lived in a renovated unit (look for wooden floors), all the facilities were old (and the lease doesn't even come with a gym membership, even though there's a gym in the basement), elevators were frequently broken (leading to long waits or long walk up the stairs), and the sounds carried from adjoining units and from the streets. But the worst of it all was the management's complete lack of my privacy. FYI, the management of the building changed some time in the past few years, so if you're reading old reviews, take them with a grain of salt. Here's my own experience (one of them) of my privacy at LaCité: Some woman (named Narcissa, as I learned from her name tag a bit later, along with another man) knocked on my apartment door one evening. She did not identify herself as a staff member, and when asked who she was, she asked for a "little bit of my time." Believing her to be a door-to-door seller (best scenario) or some drug addict with a gun in her hand (worst scenario), I just ignored her knocks (ok, this is kind of rude, but when you're a young woman living by yourself, you gotta do what you gotta do to stay safe!) Although she knew that I was inside, she proceeded to open my door with her keys and came inside. Talk about feeling violated! The lease states that you will be given a 24-hour notice before a staff entry, unless there's an emergency (like if something floods in your apartment). Not having given such a notice (and my toilet wasn't spewing out random stuff), I of course told her that she couldn't come in, but I still had to physically block her from entering my doorstep, and told her that I'll make a complaint to the management. She yelled, "Oh, please do!" and stormed away. The management made a half-assed apology via email, but who can't type sorry? Let me add that this is not the first time an unauthorized entry happened: I once got a phone call from one of the maintenance people, saying something like "we're here to check your fire alarm. Do we have your permission to enter?" When I told him that I wasn't given a 24-hour notice and that I'd prefer being there when he enters my apartment, he went "Oh, but I'm already inside. That's not a big deal, right? *laughter*" When I got home that night, there was a huge boot print on my yoga mat that I keep unfolded in a corner. I couldn't get rid of it, so ended up throwing that out. I had complained about this incident, but nothing really happened. When I mentioned that a lot of online reviews mentioned this privacy issue, one of the managers (Vanessa) responded, "Oh, that's only 4 or 5 out of hundreds of tenants. That's pretty good, right?" Right. Even when the 24-hour notice is given, they cut corners in every possible way. Instead of calling you or emailing you, they leave a piece of paper tucked in your doorframe. So if they do this in the evening (which they frequently do), you might not discover the notice until the morning when you leave your apartment, effectively giving you only 10-12 hours. Or, if you went home for three days for Thanksgiving? Oops! I guess you weren't there to receive our 24-hour notice, but we went in anyway. Even without that, they usually only give you 22 or 23 hours at most. By the way, Quebec is the only province in Canada where trespassing is not recognized as a crime (so you can't sue them or anything), and LaCité really takes advantage of it. They also enter your apartment A LOT. While I lived there for a year, they entered my apartment maybe 10 times with my knowledge. Without my knowledge... who knows?! I definitely made sure not to leave any valuables lying around. So, to sum up, I'd live elsewhere. That block in the McGill Ghetto has so many places for rent (many of them beautiful French-style buildings with Montreal's signature staircases), and LaCité is so expensive. It's not worth your money, and you're going to save a lot of headaches and angry sad feelings during your stay in Montreal by going elsewhere (did I mention that there's a steep hill from the metro stop to the apartment?). But if you happen to like random dudes bursting into your apartment at random hours, you might make a lot of friends... maybe! read more

The location is great but the management and managers are extremely unprofessional. It's an old building so there will be problems(i.e., plumbing, fixtures, windows, blinds, etc.). Actually it's a pretty pathetic establishment. The building was really unaccommodative of the problems with my apartment. Because it was a lease transfer, the building cleverly exonerated themselves from any responsibility of cleaning the apartment. The issues I reported to their maintenance hotline 310 MAXX actually took months at a time to respond to my issues about the dirty apartment. My lease ended on 31st December and I came in January to get my mail from the mailbox which was full. I have very important documents coming from different places. No new tenants have moved in yet, and all of the mail in that mailbox is still mine. I didn't have a pleasant experience with the La Cite representatives, who then approached me and said I couldn't get into the mailbox even if the mail was MINE because it's a federal offence. I don't understand what's so illegal about having a key man ESCORT you to a mailbox so you can take the mail that is rightfully yours in the first place. Pretty crappy experience. read more

The main benefit of staying at LaCite is it's prime location. McGill University, Les Galaries du Parc underground shopping center, and many cafe's along Avenue du Parc are all within short walking distance. This is especially important in the winter, where every minute outside makes a difference. However, the constant maintenance work both inside and outside the building will make you question whether it's worth it. Water shutoffs seem frequent and often last 6 hours or more. Construction outside the building lasted for months and was often very noisy, destroying the general ambiance. These are things which are not mentioned when you sign the lease, on top of charging a 2-3% fee if you want to pay your rent with a credit card. This on top of the cold attitude of the management staff to complaints and their general inaccessibility make it worse. These issues could be addressed by providing better customer service and clearly and effectively communicating maintenance work to be done with residents. It's all about showing a little dignity to the tenants. read more

If I could give it negative stars I would. Rude and incompetent management, especially since they were bought by Oxford, old building that is falling apart. Be prepared to be woken up by construction noise at 7am repeatedly, management who doesn't respond to repair requests, and doesn't care at all. The rent is very expensive for Montreal and you get nothing for your money. I had to threaten to take them to court to get them to break my lease, my apartment had mold all over the ceiling. I found out it had been repeatedly flooded, once in a fire, and once by flooding in the nearby apartments, and management tried to deny this had ever happened. read more

The only reason you would ever stay here is that you are a college student, this is the cheapest option you found, and everywhere else in Montreal was already booked. The office staff's default position is rude; acting as though you are putting them out for their building failing you. On that topic, you will be routinely awoken by construction noise (please read: repair noise) as the building is in a constant state of disrepair. Frequently the water is turned off for up to 4 hours at a time to make "emergency repairs". The emergency is seemingly ever-present. Additionally some of the buildings have bed bugs and if you report it to them they will make you feel as though it is your fault even though year after year they have an exterminator scheduled to arrive weekly to combat the ongoing issue. You would be better off, and better served, pitching a tent in the middle of any nearby park. read more

AVOID! The apartment where I stayed was nice and refurbished, no complaints about it but nothing overly special. It was smaller than average but ok. The building is in desperate need of refurbishment though (including the mall). You feel claustrophobic after 10 days, almost like a prison cell. Location is ok, there's everything you need (there are much better locations in dowtown but this one is not bad at all). Where I had major issues as a tenant paying the beauty of $ 2200 per month (for over 3 months) is the management. Rude to say the least, never replied to any of my queries, attitude prone and even deceiving. One of them had the guts to tell me that they were doing me a favour by giving me a special price of 2200$ since it was the cheapest you could get in downtown Montreal, and I was the one doing them a favour by extending my lease by an extra month. This is very untrue as I have stayed in much more spacious places right by Guy-Concordia/McGill for $1300 where I was treated with friendliness and respect. The staff were also inconsistent to say the least...first they told me (after 5 attempts to try to reach them) that I could extend on a weekly basis then I was told "this is not a hotel, 1 month or nothing" but when I pointed to their inconsistency they renewed my lease on a weekly basis with no apology. Then I asked them 10 days before my departure if I could extend again (3-4 e-mails and zero reply) and the day after my departure the Manager Vanessa D'Onofrio gets back to me to say they will do me a special favour and let me renew for $2200 (very special price since their 1 bedroom flat costs $2500 at least). Forget their "favours" and do yourself a favour, avoid this place at all costs. Everyone I met in the building complained about Oxford residentials staff, they seem to treat people like beggars. Not to mention this woman named Rocky at reception who seriously has attitude problems but seems unable to answer your most basic question (she couldn't even give you monthly prices for studios without having to call her supervisors). My opinion: if you pay $2200 per month the VERY least is to show some courtesy and respect to customers and at least answer their queries. If they are overwhelmed then they should hire extra staff, there is no excuse for their behaviour and rudeness. Funnily enough I found out from their incompetent staff that 45 of their furnished units were given away for long term student lets...apparently not enough people wanted to rent them out and receive their favour of paying a "special rate" of $2200 a month. Very happy I got out of there I am now in a double the size apartment in close by location with all amenities and none of the staff looks miserable and sucking on a lemon like these guys did. AVOID at ALL COST, this place is worth at the most $1000 a month. read more

Built in the 70s these were once luxury apartments. Since then the building got into a dilapidated state (take for example escalator from the underground shopping area to the Building A which is no longer in service, check out dark halls, and smelly carpets which have not been replaced for years). More than a month after fire damaged the building some carpets that were removed in the halls were still not replaced. When doing laundry there is 20% chance that something will go wrong. The management doesn't care, and I guess this is due to many of the building's occupants being students who will anyways move out at the end of the year. Also, building is supposed to be rather soundproof and some residents take it as a sign to play music without regard for their neighbours. That said some buildings are better than others, and building A is the worst. read more

These are terrible apartments at a inflated price. It's loud all the time being across the street from McGill New Residence. Membership to "Club La Cite" isn't included in the rent. And the club is expensive, so forget the convenience of having a gym across the street. Also, management doesn't respond to repair requests. read more

I have never in my life dealt with a company in general as unprofessional and poorly managed as La Cité. Their slogan really should "POORLY managed with Pride by Oxford Residential." Every time I've had to deal with the management, I have had the most negative experience. I'm not sure who is in charge of overseeing all the buildings (as they are incredibly inaccessible), but they're doing a terrible job. Rude staff, slow maintenance, and old units (considering the price you pay). Also, a lot of units still have carpet, which is a major turn off. They have zero amenities (not even a gym). I hope this review prevents others from getting stuck with a year lease in an expensive poorly managed building. Needless to say I will definitely NOT be ruining my lease. I hope enough people don't rent here so that their management will be forced to make changes to cater to their clients and treat their clients the way they should. read more
