    WARNING! DO NOT LEASE/RENT PROPRTIES! SCAM COMPANY!…read more Coldwell Banker/Apex Management are the same company. This company is a scam! Leasing agents do NOT disclose rental selection criteria, which by Texas LAW they are required to do. They are willingly letting people apply for any of their listings without disclosing the owner/landlords requirements for the property. Which means, they know the owner/landlord wants a tenant with 650+ credit score and good rental history. And they would let an applicant with a 500 credit score apply, deny them because they don't met the owner requirements (Which they do not disclose) and then don't refund the application fee. WHICH BY TEXAS LAW THEY HAVE TO REFUND BACK IF THE RENTAL SELECTION CRITERIA ISN'T PROVIDED IN BOLD/UNDERLINED WRITING! During the walkthrough they have to provide you with the owner's requirement checklist. If they do not, which this company doesn't! They are scamming you out of an application fee! All applications are submitted to Regina, she is the one who processes the application and also speaks with the owner. Which defects the purpose of a leasing agent speaking on your behalf. None of that with this company! And Daniel Jimenez, you lying weasel! Don't believe a word this guy says, doesn't provide rental selection criteria, or even mention it (which is against TEXAS LAW) under falsehood we were lead to believe it was an easy approval, that the owner didn't care about low credit scores as long as our rental history was good.

This person called me and told me he was recording my voice, this person said will tow my car when he doesn't even work or has any business in this association. Is not my fault the elevator is broken for a year and the apartment next wasn't able to be rented. I feel threatened by this person and will take legal action if I ever see him again around this property.     Hi, I initially thought I had a great experience with Kyle - but looking back there are some HUGE…read morered flags. I want to warn other potential buyers and sellers: 1. I believe the strategy Kyle suggested led me to SIGNIFICANTLY overpay for the home, all while telling me the home was a great price. I just feel like he wanted to close the sale even though the home was very overpriced. 2. There was misinformation through the process - Kyle told me that I couldn't apply for a homestead exemption until the next calendar year. After COVID, this is untrue - you may apply at any time. I feel like this should be pretty basic stuff? 3. The inspector that Kyle recommended missed a few appliance related items that should've been pretty obvious. If you do use Kyle, please find a local inspector instead of the national chain he recommends. If you do move ahead with engaging him, please just do not trust what he tells you and get several independent recommendations. I have had a couple colleagues and friends ask me for a relator recommendation because they were buying or selling in the Oak Cliff area and I have told them to please find someone else.

We had other realtors low ball what we could get for our home when we sold it, but Kyle used a very good model to show us how to get more and why we could get more for our home. Then he got us what he said he would! This is truly a team and they each have specialty areas that they take care of, but it's all under the management and close oversight by Kyle Lyons personally. We may not have seen Kyle everyday, but we felt his presence and saw the results.

They understand the market, both in terms of sellers and buyers, and when it comes to a listing price they don't force you to list at a low price to reduce their time and move on to their next client. They price aggressively because of their market sense, experience, and because at the end of the day they care about their customers and their families. Moving and buying a new home is a bigger task than most people understand, and Jay & Mindy will be there day and night to make sure everything goes as YOU expect. We tried for 4 months to sell our home with Ebby with no success. Their only suggestion was to "lower your price by $20k". You see $20k is a lot to you but not to a realtor; it's $600 in commission at the end of the day. Jay & Mindy don't operate in this fashion. Jay & Mindy sold our home at $15k above the Ebby listing price in 36 hours! Love these guys! I will never use another realtor as long as Iive in an area they are willing to buy/sell in :-)
