We relocated to Ocean county and needed someone who would help us navigate a new unfamiliar area. Our search was focused on the beach towns in southern Monmouth and northern Ocean Counties. Based out of Spring Lake, this area is Susan's bread and butter. We narrowed the search down to the towns between Avon by the Sea and Bay Head, and Susan was able to give the ins and out of every nook between the two. When we found the right house, we thought it could potentially be a multiple offer situation. We rested easy knowing our offer was backed with Susan's reputation-"Her deals get done", the value of this can not be understated. Once we were under contract and throughout the entire process, Susan lended expert advice, and knew the right people to get the job done. Example... In most of these towns your going to need flood insurance. We had a complex situation because the home had no current flood policy, no existing elevation certificate, and fema maps were scheduled to change zones prior to closing. I got multiple quotes from different brokers but the agent Susan recommended ended up saving me nearly 70% on my flood policy, and did what the other insurance agents didn't even know was possible. He was able to get me locked into a transferable policy that grandfathered me into the existing flood zone, before I even closed on the house. This maneuver was based on Susan's recommendation and will keep my rates low for years to come. Susan stays on top of everyone on both sides of the transaction during the entire process and will ensure everything is completed in a timely fashion. Push never comes to shove, because Susan always nudged at the proper time. Susan will help you cross the finish line, she will not rest until the keys are in your hand. Quite literally. On Closing day, she ran through a rain storm & got soaking wet, without hesitation to retrieve the house keys from the sellers attorney who inadvertently took them with him, after the transaction was complete. Before I could finish my thought, "So when do we get the keys..." Susan had already bolted for the door, once again Susan saved the day. I highly recommend Susan for any real estate transaction.

She kept in regular contact with us regardless of the 3 hour time difference and provided us excellent advice in staging our house, in helping us to price it, and went above and beyond what we could have expected from a realtor in taking care of the loose ends that needed to be handled. She knows the real estate market at the shore thoroughly and helped us to get the most from our sale. We were thrilled.     The day of the boutique real estate agency is over and it's because of incompetent "folks" like…read moreDawn Geraldi at The Folk Agency in Brielle. First it's the old "bait and switch"! "I can have this property under contract at $XXX in 30 days." Of coarse 30 days later, "We have to lower the price". When I remind her that she gave me a price of $XXX and told me she would have in under contract in 30 days she got angry and stared yelling at me. I was beside myself! here I am paying these "folks" over $30,000 and I'm getting yelled at! I've been involved in buying and selling real estate for over 25 years and I've never experienced such un-professionalism. Shame on me for not doing my homework. The Folk Agency sells less than 5% of the properties listed right in their own backyard. It took them 5 months to get the property under contract. During the 5 months I asked if they could advertise the property outside of their immediate area. The response was, "We don't have that in our budget". The commission is over $30,000 and they don't have it in the budget! This is why it's best to go with the big national firms. They have the advertising dollars. Anyway, we get a contract and we're ready to close. There's a hiccup and the closing gets delayed. The buyer wants to occupy and I agreed so long as we get insurance and an agreement from the buyer and my attorney approves it. Dawn Geraldi, my realtor, allows the buyer to move in without my consent. She said that the buyers attorney said it was ok!!! Maybe she should ask the buyer to pay her commission! The Folk Agency is the pitts!!! Stay away from them at all cost!!

I know I'm not among Brielle's millionaire's row. Due to that many agencies don't really seem to give me much time and attention. However, Heidi and her staff made me feel like my little rancher was a waterfont mansion listing! They listened to me, showed concern for my status as a first time seller and led me through the process with kid gloves. I have never felt more like a friend of the family than when dealing with this wonderful agency, or perhaps a dotty aunt. :-) Either way I can only hope anyone looking for a realtor in the Brielle area heads over to the Folk Agency!!
