    Buyers and Investors STAY CLEAR of 'NoCo Invest' and Brad Weed and Jake Adams, partners in the…read morecompany NoCo Invest, located in Fort Collins. They buy properties, renovate them, and then list them for sale. Both Brad Weed and Jake Adams are realtors with Home Smart, so stay away from both of them if you need a real estate agent. Brad Weed has authored a few books which prospective buyers should read to gain insight into the mission of NoCo Invest. The book is written for sellers, but buyers can get a preview of what kind of shenanigans they're in for if they deal with NoCo Invest and Brad Weed and Jake Adams. Here's a sample of Brad Weed's philosophy in his book entitled , "The Secrets of Wealthy Home Sellers": First ; "How to negotiate like Donald Trump to Make More Money" and second "Dodging Annoying Details", but read on, it gets worse... There are plenty more lessons on how to cheat a buyer "to make more money". Conducting business with these con artists was like dealing with a couple of snake oil salesmen, or maybe like dealing with The Donald himself! The experience was an adventure into deceit and outright lies. Neither Brad Weed nor partner Jake Adams are men of their word in any circumstance. What one says the other denies; what is promised one day, vanishes the next because they are "Saturated with all the requests made after inspection." They threatened to block our calls when presented with questions after the inspection. They argued with neighbors near their construction site and left the site a smelly unsightly mess. They ignore major faults in their construction, such as blocked attic and crawl space vents and mold to name a few. I have pictures attached. When a buyer's inspector finds faults that need attention; they refuse to fix them and invite the BUYER to back out of the contract with an offer to return half of their earnest money. Their objective is to put it back on the market for a higher price. Their subs will tell you not to trust them and at least one of them won't work for them again. Some subs were not paid until after closing which made their declaration at closing fraudulent. In reality; your new renovated home will likely have many unfinished items, like a range hood hooked up to electric, but not fully assembled, no bathroom hardware, half-finished landscaping, untrimmed stucco work, a sagging porch ceiling, exposed nails, and eave's troughs clogged with rotted tree debris, a chain in place of an eaves trough, and about 60 sq feet of an addition to the home, promised, as part of the asking price but that was never built. There were two properties in Denver they bought in the Hale Mayfair neighborhood on Dahlia and Forest. But look for their banner on future properties "NoCo Invest" with a phrase about 'IMPROVING COMMUNITIES' - What a BLATANT LIE and this is where their trail of lies starts! STAY CLEAR! It is only a matter of time until their UNETHICAL BUSINESS PRACTICES will come back to bite them, but in the meantime DO NOT get involved with these two and their unscrupulous company.

    Angie Spangler was recommended to me, but I researched her and several other realtors extensively…read more I decided on Angie because of her outstanding expertise, education, experience, online reviews and results. When I interviewed her (over the phone), she confirmed what I had been reading, that she is very intelligent and extremely knowledgeable about real estate. I was an out-of-state buyer, but she made the entire process almost as easy as buying the house next door! For example, she used FaceTime to show me homes via video and was happy to allow me to stop her at any point to answer my questions or my requests to zoom in on something in the home. She also enabled me to use computer signing on 99% of the documents during the entire home-buying process. I chose to travel once to see the house I was buying during inspection, but I could have done the entire purchase remotely! I was a first-time home buyer, but Angie was very patient with me. She volunteered to thoroughly go over the purchase contract and later the closing documents with me. Angie is very busy because she's naturally in high demand, but she never failed to answer my emails, text messages, or phone calls promptly. If she was too busy to talk right away, she was happy to schedule phone meetings with me, where she made sure I got the answers to every single question I could think of. One of the reasons I chose Angie is her reputation as a good negotiator. This paid off for me because she got me a very good agreement with the sellers to pay for almost every maintenance issue my inspector had identified! At short notice, Angie was able to get repair estimates over a weekend to support her negotiation with the seller on Monday. Angie volunteered to do countless things that benefited me during the home-buying process. Some that I can remember are as follows. She volunteered to keep in touch with my lender so there wouldn't be any delays in the closing process. She inquired about an unknown fee she discovered on my settlement statement to ensure I was required to pay it. She attended closing on my behalf, collected the house keys at that time and connected with my daughter later to give her the keys. She contacted the title company to get a tax certificate that specified a zero balance, so we were ensured that all the sellers' property taxes had been paid. She worked with the title company to get us an out-of-state mobile notary at a good price. She even told me what was especially important to look for when reading the HOA documents. Angie continued to volunteer great advice even after the sale, such as how to sign up with utility companies and how to avoid title/deed scams. She even gives her customers a "Valuable Contacts" list, which is a gold mine of trusted painters, roofers, handypersons, etc. I highly recommend Angie Spangler for anyone buying a home in the Fort Collins, CO area!
