No matter the issue or question I had, they would respond almost immediately, and work with me, even on a Sunday evening. The apartment I rented was finished the day before I moved in, so there was no issues on the cleanliness or state of the apartment. Sergio and Corinn were in touch with me throughout the move-in and I appreciated that immensely. They also kept in touch throughout the year to check in and keep us updated for the weather conditions and such. They truly put together a clean and welcoming apartment and it was clear to me they truly wanted to make those of us who rented from them welcome. I felt bad about leaving the apartment as I knew I would miss having such a good company to work with. If you want top quality service and professionalism, take a look at Hearthfire Holdings. Firstly, the owner does not care about anyone who lives in any of the properties he manages. You will never be able to speak with him. He also has lawyers who sue his own tenants and property owners all day long. Their sole job is to go to court and sue. Barb Weis who is the Regional Property Manager is proably one of the rudest people you will encounter at this company. She herself can't manage to pay her own bills but takes pleasure in making tenants and owner's lives miserable by creating problems for them. If she doesn't like you, she will create false fines and put them on your account. If you own a condo, you will need to hire an attorney to get this bogus fine off of your account otherwise, the fine will accrue late fees and snowball.. which could result in them putting a lein on your property or worse. She will get your neighbors to jump on the bandwagon and spread rumors about you. If you think these things are insane, you are right but this is what this company does. They are bullies. They will hire friends of friends to do landscaping. One company they love to hire is Lava Landscaping. The owner, Victor is a pompous guy. He does nothing. He will mow the lawn every week whether it needs it or not. He cuts it so short that when it's 90 or above, the grass burns and dies. Victor actually killed the majority of the grass in Rivers Bend and all that was left was mud. He then will mow the mud. I kid you not. When you complain to Wise Management, they will do absolutely nothing. But as a tenant or owner, you have to continue to pay the condo fee. If you have any roofing problems and call Wise management for an issue. They will take forever to get back to you and then they won't bother to call you to tell you someone is coming out. You will run into someone on your property when they eventually come to look at the issue. You won't get an update either. Barb Weis will just come into your property without calling or emailing you first to let you know. I ran into her many times just lurking in my hallway.

    Don't be fooled. The Max Plus aren't just random words added to the name because "Re" would be too…read moreshort. It has a deep hidden meaning. If you take the words Remax Plus and shuffle them in Ancient Greece, it gives you a combination world has never seen.. It also has a meaning in binary. If you take the name "Remax plus" and multiply it with your house number and add 0010, it predicts the name of your first born. The reason I'm padding this review with lies is because there really is not much more to say except that Matin and his team possess the definitive bad assery you should expect from your real estate agent. I closely worked with Matin from my first call till the day we signed closing to our dream house and I found out the man never slept (I had conversation with him past 11 pm) he negotiated like hell and was super patient in an industry that's filled with incompetent agents. Instead of handing me off to his workers, Matin diligently worked with me and guided us through a process that's super stressful. To say I'd refer him to others is an understatement.

They did tours with little notice, often in the mornings on weekends with no regard for our schedules. One realtor did a tour of the unit by walking around showing the unit to a guy on FaceTime. She proceeded to open my closet and show this random man on FaceTime my underwear drawer, to "show the storage space". Extremely unprofessional and violationg. After cleaning the entire apartment for two days straight, they still had the nerve to charge a $150 "cleaning fee". I would avoid properties that are managed or owned by the Haghkar group all together. The realtor who showed the place to us (I think his name was Thoma?) was great, so maybe it's just a problem with a few people, either way, avoid them if I was you.

My experience goes…read moreback several years to my college term in Philadelphia, but it is still very fresh in my memory. I rented an apartment from him on Pine Street, and there were multiple issues even before I moved in. He never did any of the work that was written into our signed lease; he had a habit of completely shutting off the heat in the winter (during the middle of the night), while my neighbors and I complained about nearly freezing). Magically, the heat would turn back on around 6 AM. I ended up in court with him, for a fire caused by what the Philadelphia Fire Department attributed to "faulty wiring," where I lost several of my belongings. Mr. Laren was rude, unprofessional, and offensive. We ended up settling in my favor, and I was allowed to get out of the lease three months early. I'm beyond sad that students today are still dealing with the misfortunes I had to endure during college- a time when we should be supported and encouraged to explore our minds in school, rather than fight greedy, ill-intentioned older people who simply want our money in exchange for the lowest possible service and investment in our welfare as tenants.

Their lawyer later claimed--falsely--that the lease was null and void due to unrelated negotiations with a third party. Then they sent me an email asking if I was enjoying my tenancy, and a request to leave them a review. I am now preparing to pursue legal action for breach of contract and damages. Tenants should proceed with caution.

    DelVal managed my property (1 unit) for 6 years *Price…read moregouging and nickel and dime-ing *Failed to make for smooth transition from one tenant to the next Example of prices plus: 1. Quote to make my place ready for new rental was $1,215 more than the price quoted by the management company I have since moved to and who has stellar reviews. Some items in the quote were clearly unnecessary, in my view and, apparently, in the view of the management company I've gone with since there was no mention of "ripping up carpet," for example. 2. Over 3 times more to renew my rental license than it would cost me to do by myself (which I have done every year). $70 versus $283 3. $180 to "supply and install" 3 smoke alarms. (By the way, 3 functioning alarms were there on the bannister. I was charged $95 to go to the unit to turn off one that was going off. 4. $200 to remove items left in closets and "haul to dump." Note: one item was a portrait of me when I was a child and the other items were photo albums. No questioning of whether I or the previous tenants wanted these items that clearly were personal. They knew that the previous tenants were my family members. Regardless, I would think that one's first instinct would be to see if family photo albums were left by mistake and to see to whom they belong. 5. $150 to inspect my property after the previous tenants vacated 6. $125 to replace a handle on a sliding door to the indoor balcony 7. No reports emailed to me (as other management companies that I have researched do) and a portal that does not at all make the reports easy to read. Indeed, I had to ask for a report to be run for what I needed to file my taxes. 8. An attitude of my place looking nearly like a dump when the person I am going with said it was a nice place (including a functional fireplace) with not much work to do to make it rent ready--painting was the main thing, which DelVal also said but, again, at a MUCH higher quoted price. Instead of seeing the dirt on the steps that lead to the unit as "normal wear and tear," DelVal's inspection saw it as "damage." These are examples. I very quickly learned to simply take care of matters myself. As I recall, it was going to cost 2 or three digits to replace an air filter, for example. The mark-up for repairs and maintenance is 20%!! Other management companies with reputable reviews and with years of experience charge anywhere from 0 mark-up (they have their own General Contracting Company) to 10%. In doing my personal research, I have found no other company to charge a 20% markup. Lack of Smooth Transition: For example, no arrangements were made with the tenants who were leaving in terms of keeping the gas on (putting it in my name) or changing the electricity into my name. Again, I am taking care of these things, including having to travel 2 hours to wait in person for the gas company to turn on the gas. Bottom Line: A landlord can do MUCH better without DelVal and with another management company.
