This residential area is probably one of the most awful living experiences I've had in Florida. The leasing office is aggressive and humiliating. They will yell at residents and charge different fees every month which results in the rent increasing all the time. The leasing office needs serious training and consideration to go into a customer service job and they need to relocate because you NEVER yell at residents. It is never okay to yell at anyone under any circumstances and you cannot be verbally and psychologically abusive. I would never recommend this place to anyone unless you want to get scammed with rent prices that fluctuate EVERY month to steal your money. The water, sewage and everything else are outrageous and the leasing office never owns up to it. My mother was kicked out of the office for going to discuss this and was yelled at. This community needs SERIOUS changes made to it. The maintenance crew gets physical with each other and never do anything but snoop around for gossip. They do everything but their job. Update: 4.22.22 - I asked property not to leave comment on my review and they did anyway. It's a running theme here of not listening to residents and just doing whatever they want. Disregarding you at all costs! 4.19.22 review: I am so relieved to be out of this community. They let me break my lease with no penalty. Must be because the police had to be called without fail at the LEAST once a month. This place is a total rip off and the management for the most part is nice except for the actual community manager. A formal complaint has been filed, somehow it's ok to lie and have poor decorum in 2022 to residents and government officials. That's ok, I lawyered up to protect myself and my dog. Speaking of dogs, this place is ridden with dog feces. Also, the work around if you have a pit bull, a Doberman, a husky, a German shephard, or any aggressive dog breed is to pay for a letter stating it's a service animal and then you can have the dog on-site and let it attack other dogs no problem! Speaking from experience. I contacted the police and animal control on this one. TWICE. Ultimately this is why they allowed me to break my lease early. The rent went up over 30% from the time I put my application in. It was $1625 and now it's $2650. Oh and that's for a one bedroom folks. Another pain point, water. You pay out the arse for water. You'd think I was taking two baths a day. The water bill here for a one bedroom ranges from $120-$150 every month. That is just laundry on the weekends and maybe one shower a day. Every resident has four water charges they are required to pay. Valet trash is also a mandatory charge but get this, if your trash is out on the wrong day, too heavy, or boxes not broken apart they fine you for that too! It is a shame that this property is run by a money hungry management team because I do believe it had potential at some point. Notice to whoever at Amli reads this, don't bother posting a canned automated response to this review as there's nothing more to discuss. Just my need to inform and advise any potential residents looking to move in here and sign their early death certificate with the added cancer causing stress this place will undeniably give them. TLDR: it got me by for a year, but I was super ready to leave when my lease was up. ______ My time at AMLI was very mixed. At first it was good, I was excited, everything worked, but towards the end things were falling apart and I realized the high price of rent wasn't worth it. I was staying in the townhouses and loved that it was gated. Seems like this side of the property is more families and less party. The apartment side is a lot of college kids and the pool looks like MTVs Spring Break all the time. Negatives: Grill broken - the grill in the private pool in the townhouses was broken for months. I only got to use it once. I thought this is one of the amenities I was paying for. Dog poop. Everywhere. No one picked up after their dog. This should have been better enforced. $20 a month for garbage pick up. Ummmm ok? I wish there was a dumpster, I would have walked it over. Even worse is the fact that one of the guys that picked up garbage rang my door bell at midnight once, to tell me he wouldn't take my garbage and when I shouted at him for waking me up, he wanted to fight me Insane worm infestation. Little dead worms/lovebugs everywhere. I had to sweep them up every few days. And they crawled all around the outside every night. No idea how they were Getting in. Also they had some gnarly 4 months for reimbursement...but I finally got my deposit back. Lastly, one night when I was pulling in some drunk college kid was filming me. I rolled down my window to ask him wtf he was doing and he said he was filming every single person coming in. His car and his friends cars had been broken into repeatedly and the property was doing nothing about it. I'll say that there were security in property but they mainly stayed in the town house section and I always saw them chilling by the pool on their phones texting/surfing the Internet. Heard about multiple cases of cars getting vandalized but I personally never experienced it - maybe it was more so in the apartments. One bright side was Louis they handyman. He was super on point and he helped me move out and was great. Even unhooked my hose for me when I had all my tools packed up. Few good: Food trucks pulled up once a week, which is cool. The gym was super clean and never too packed. There is a dog park - but again no one picked up after their dog. There's a jacuzzi by the main pool. On the off chance that it's not crazy packed with drunk college kids this is a nice perk. The kitchens were nice and modern, at least in my unit. The neighbors were all nice (in the town houses). Even the college kids that did live on this side were super friendly and not partying till late. But they did seem to smoke a ton of pot, as the aroma was in the air every night. I'll take hippie college kids over raging-party college kids. read more

Not even sure on where to start. Moved in and the apt was roach infested. Took 2 months to finally get the place under control. Roaches everywhere, a few appliances replaced because of the filth. Had to cancel Thanksgiving and Christmas dinner to avoid the embarrassment. No consistency to rules in place makes the place chaotic. Water in the place is yellow causing an odor and making the tenants and pets to drink bottled water, an added expense. They call themselves luxury apartments but it's far from that. To add to the nonsense, I've been here less than 4 months and two car thefts. Not good for a rental that in over $2700. It's a free for all management never to be found walking around and addressing things that need to be addressed. Literally a shit show. I don't recommend and say live here at your own risk. Good luck, I'm out! Asked to please get out of the lease as this living style is not good for my health or frame of mind and was denied. Shows how they only care about their profit and not the human side. Own up to what you advertise and take care of the people that believe in your ads. read more

Nice, well kept community with friendly staff. The maintenance crew is attentive and great. I lived in the apartments and most recently, upgraded to a townhome. The grounds are beautiful and both the townhouse area pool, and the main pool, are nice. I didn't experience any "MTV spring break" style pool issues, as a review below mentioned. Nice grilling areas, nice adjacent gym, and a great clubhouse with free Starbucks coffee. The only reason I moved to a townhouse was because I wanted a bigger place for my dog. Yes, some people don't clean up after their dog, but it's not a widespread issue and most people respect the community rules regarding that. Oh, and one thing that stands out here is available parking. You'll never have an issue finding a close spot near your unit - ever. When looking for a community, I searched all over Broward and kept coming back to AMLI Toscana Pl. The staff in the main office are accommodating and put up with me while I made several requests for a tour to measure walls for furniture, etc. They accompanied me each time without any hesitation. Highly recommend this community, especially the townhouse area, for a nice place to live. Other communities in the area can't compare. I'll be here for a few years until I'm ready to buy my own place. read more

If you like the smell of weed you will be a-Ok. This is not a cheap place to live, no where really is at the moment. But to have to deal with weed smell coming from the fire sprinklers in our bathroom every other day, living with my 2 kids and being pregnant is not enjoyable. Other than that, we pay $25 for trash, which gets picked up if we don't throw it out ourselves. You will be charged for sewer, water and trash on top of your rent. Also I've met multiple people from other communities enjoying our pool and kids park. Anyone can pretty much come in the community. Dog feces everywhere. There were feces on the stairs of my building that were never cleaned up. Loud music at all hours. Parties in the pool area all weekend with many of the people not being residents. Iguanas EVERYWHERE. An iguana chased me out of the pool area. My friend watched someone steal something out of someone's car in broad daylight. There's a gate on the townhouse community but not apartment community, and non-residents walk and drive in at all hours. I felt unsafe many times, especially when two strange men knocked on my door twice within an hour one day, and weren't associated with the complex. Walkways and common areas need to be cleaned more often. Way too overpriced for what it is. read more

They tried to get every dollar from us. After spending 2 years with them, paying rent on time every time, they did their best to suck as much money as possible. They did not notify us that we needed to give them 60 day notice of moving out (we thought we could just move out at end of lease) and then forced us to stay an extra 60 days even after we tried pleading. After that, they charged us 600 dollars for "carpet damage from pets" and we never had pets and the only photos they had of the carpet looked fine. I lived here for 4 years and had many issues but mainly with residents noise and trash being left out all weekend and attracting rodents. They do nickel and dime you with pet rent and trash collection but this seems to be normal practice. OK time to leave and yes getting your deposit back takes a month and of course my last water bill was $100 instead of the usual $65 ?? This is where they really print money for themselves. This is the fist time in my life the electricity was cheaper than the water each month. Anyway just moved to a larger place and paid half the charge for water, $38 for a month with three other people living with me go figure. The ladies in the office are all very pleasant and helpful. The maintenance personnel is answers to repairs/requests faster than I have ever experiences. The grounds are very nicely kept. Regarding garbage in the hallways..it is up to the residents to maintain a clean exterior too. If you know trash valet does not pick up on Fridays, don't leave your trash out all day and night. Take it to the dumpster! Just saying.... Overall, AMLI Toscana is a beautiful place and it is worth every penny to lease here! read more

Maintenance is always quick. Sometimes a little too quick... I once put in a work order and then went to take a nap but I only got to sleep for an hour because they knocked on my door. The only complaint I have for Toscana is that people don't pick up their dog poop. Thats not on the apartment tho, that's on crappy people not picking up crap. read more

I lived in one the townhomes for a little over 2 years. Annabel from the front office was very helpful from beginning to end. Maintenance responds very quickly -day of. Useful amenities and upkeep of the areas were great. Pricing makes sense for south Florida. Noise was sometimes an issue but never bothered me too much. Overall, great experience here. read more

I placed a very minor service request and Ismael responded the same day to fix the problem. While he was there he checked the A/C to make sure it was running properly and when he opened the door to the unit the handle fell off. He went down to get some glue and fixed that while he was there too. He is always kind and friendly when I see him outside and is a pleasure to talk to. Anytime I have had a service request it is handled promptly and to my satisfaction. I appreciate the improvements AMLI has taken to improve our community. My only complaint is that pet owners who are not considerate enough to pick up after their dogs even though additional dog stations have been installed. Just a typical luxury apartment. Once the lease is signed, they could care less about you. The workers in the office say they'll take care of things, and then never do. The pool turns into a frat party every weekend, making it unbearable for anyone trying to enjoy their own time there. The people drink and smoke in the pool, it's disgusting. I don't pay the high rates they have to rent here to live in a college dorm. Management needs to take care of this. The buildings are developing cracks between the outside walls and the walkways. Hello, this is South Florida, that's how bugs get in. Clearly there is no maintenance being done on these buildings. A month ago, someone reported having their wheels stolen off their car in the parking lot. Feel safe here? Not exactly. For the prices of this place, it should be a much more enjoyable place to live. Very noisy neighbors and super poor acoustics in the buildings! Many people here have huge dogs which bark and run all the time on your head! And because of poor acoustics in these buildings, you always hear the animals even at 6am, or the furniture being moved. If you are noise-sensitive and looking for a quiet place, never come to this complex. And the management does nothing for noise complaints. They might make a few calls and that is all they do and they say that it is the tenants responsibility to respect the laws! Although whoever lives here should sign a contract part of that is about animal addendum based on which tenants must immediately and permanently remove the animal from the premises if reasonable complaint from a neighbor or other resident is received. Apparently, nobody is responsible here to enforce laws. AMLI Toscana place is a nightmare since you have to get used to be awakened from sleep 5:30am in the morning because of a dirty dog running and barking right on top of your bedroom!
