My lease at AMLI Joya is about to end on July 25th, and I am honestly sad that I won't be living there anymore since I am purchasing a home. I can't say enough about the staff at Joya, they are all amazing! The office manager Karen, Julian, Aileen, Maria and Natalia, are beyond professional, kind, helpful and responsive. The maintenance staff is also amazing! This property is kept in tip top shape 24/7, nothing is overlooked and it's a pleasure to walk through the lobby and hallways which are cleaned every single day. The outside of the property is also kept beautiful with new flowers by the entrance, as well as clean and trash always picked up. I will truly miss living here, this year was a treat for me, thanks to everyone who made it special. read more

Came to visit my friend and had a wonderful time at the pool... right up until we were told that if we didn't leave within 5-10 minutes, security would be called. EXCUSE ME?! My friend pays a hefty amount in rent, which I assumed included actually being able to enjoy the amenities she pays for. Apparently, the pool is completely off-limits after sundown... even for two grown women relaxing, having a good time, and bothering absolutely no one. What exactly is the point of paying premium rent for luxury amenities if residents and their guests are going to be chastised like children for using them? I worked all day, came over to spend time with my friend, and we were peacefully enjoying the pool. No party. No loud music. No disruption. Yet instead of a polite explanation, we were essentially given an ultimatum: leave immediately or security gets involved. The rule itself is ridiculous enough, especially in Miami where enjoying a pool after the blazing daytime sun goes down is completely reasonable. But the way it was handled was even worse. There is a huge difference between courteously reminding residents of a building policy and treating paying residents and their guests like they are trespassing. For a property charging premium prices, I would expect premium hospitality, common sense, and basic respect. This was none of those things. Absolutely infuriating. read more

Please read this review cautiously before deciding to rent here. They did take my security deposit and admin fee of $1350 despite me walking into an unsafe, gross room on move-in day. They did not let me see my room until move-in day. It was filled with mold, rust, urine, cat bites, candle wax, lighting was dark, paint scratches, calcium buildup, layout was not as promised, etc. This is not the luxury establishment they paint it out to be. Your appliances and furniture will be dented and unusable. You will find hairs everywhere. Truly upsetting move-in day experience. Was very sad for me as I spent days packing up for the move and lost money on a cleaning lady I hired that day for my new room. I suffered severe stress and took PTO that week to move and was instead met with this experience. Edit: I did receive a call from the manager Leslie regarding this review. (who I had to wait 4+ hours to see on move-in day), and I am just sharing my true and honest experience. The $1350 I lost could've been my groceries, furniture, and other means of living in my new place. She told me I should have been smarter and seen the room before signing the contract but guess what? This establishment refused to let me see it. My 30+ calls went unanswered. As a first time renter it was sad having nowhere to go on move-in day, what should have been a wonderful new start. I was promised a unit exactly like the show unit so I feel deceived. As it is, I was kind to not share the images of this experience given how sickening they were. I will spare the readers. But still, did not appreciate that call where I felt quite intimidated on the phone over a sparse review that does not even cover half of what I went through. read more

Building maintenance is great. Daniel has serviced my unit multiple times and always does his job to perfection.

JUST DON't MOVE HERE, worst place to live in! If a 0 star was possible that's what I will give to this rental community. I've been living here since 2020, and I just renew my lease bcs I was fine with everything! BUT Honestly I regret it, all the employees are leaving because the management is awful!!! So the hire a lot of younger and new employees that honestly are the worst. I have had more issues in the last 2 month than in the whole year! I will mention a few that I remember right now 1. I pay $30 dollars every month for the valet trash and they never picked that up, me & my boyfriend always need to put the trash on the trash shut. And with no authorization they charged my card with $75 dollars because I left the trash on my door for them to picked up. Every morning me or my boyfriend had to put the trash on the shut because the don't do it since they change the system for a new one that honestly is cheaper. And once you go to the trash shut it's always full of boxes and trash that apparently they don't clean. For that reason a called the leasing office & their only response was that they have picture of the trash & that they already charged me and will not give me that credit back. By the way I spoke with Rebeca & attitude was not helpful at all, she acts rude to me & unreasonable. No willing to help me,a resident that never complains. 2. My closest elevator is always full of dog pee and smelling really bad. I have to call the concierge almost every day so they can clean it. And where is the charge for the people that do that and don't clean it???? 3. YOU WILL ALWAYS FIND POOP ON THE HALLWAY. I have pictures of every time I find that situation and I always call so they can send someone to clean it. The other day I call since 3 pm and it was almost 9pm and the poop was still on my front door. And the concierge named Nicolas told me that he wasn't responsible for that and I have to wait until the next day so the cleaning service could do it. COME ON! I'm paying almost $3000. I don't need to have poop on my front door. 4. I don't understand that a rental community doesn't have AC filters to replace the old ones and they had to improvised and cut it in order to replace the old one. 5. You're paying for a place where you're "supposed" to enjoy all the amenities but No. they close the pool at 7, and also there are some concierge that let some residents stay on the pool after "the supposed closing time" just because they accept $$$$. So they're being bribed. REALLY!!!! 6. For some reason the garage door wasn't working to go to the basement. I had to pass by the office like 5 times in a row because they weren't fixing the issue with my transponder and once again, a community that's charging crazy numbers didn't had new ones to give to their residents. honestly I'm so disappointed and upset with the community. Trust me find some other place. read more

The Service Tech Team is incredibly helpful and always makes an effort to resolve issues as quickly as possible. I have no complaints about them--they work tirelessly to clean up the mess that neighbors leave at the recicle bins. Unfortunately, the rest of this place is a completely different story, and I won't even bother wasting my time on it. read more

If you value your hard earned money & proper customer service- I would not lease here. Please read your application agreement & lease contract. You have to pay $1900 to apply here, and if you don't agree with the contract, before you sign the contract or move in - they keep all your money $1900. It is preying on vulnerable people in my opinion. This is what happened to me: 1. After you apply, you will not be able to get onto to anyone via phone directly- it will be sparse emails, and then directed to a call centre that tells you the leasing officers are busy and to leave a message and that they are not directly in the leasing office. They don't call back. 2. My father had to go in person x4 times to find out what was happening with the application I put in April 3rd and the lease contract was not sent to me until May 10th, over 1 month later. 3. I decided due to the 2 days per month visitation clause in the leasing contract that I was NEVER told upon tour in person of the property (orally or written), and was NOT in the application, I would not sign the lease even though I was accepted. 4. To pay for a "luxury" apartment, to then be told cannot have a visitor for more than 2 days in the leasing contract, is preposterous. Luxury apartment does not necessarily mean luxury services- AMLI JOYA has depicted that thoroughly. $1000 is a lot. That is insane. I don't have the words. AMLI pulled a fast one on me out of $1000. + $100 to apply + $350 admin fee. To not give me back my $1000 SECURITY DEPOSIT- when I have NOT signed ANY CONTRACT and I HAVE NOT MOVED IN- is unethical to say the least. They legally trapped me. I do not appreciate the lack of transparency. I would NEVER recommend ANYONE to live here. I would go out of my way to tell all my colleagues ,friends, family, patients- to never live here due to my godawful experience. I learnt from this experience and I would never apply to a place that requires $1000 non refundable security deposit during application BEFORE being accepted and before signing or reading a leasing contract. TLDR: I had to pay a nonrefundable $1900 to APPLY here and i did not agree with 2 days/ month for guest in the leasing contract , BEFORE I even signed the contract or moved in - they kept ALL MY MONEY of approximately $2000 to apply. I NEVER signed the contract or moved in. Decided not to proceed. They can keep the money. $1000 security deposit I paid during application- they refused to give me back. read more

This is NOT a long-term rental solution. They will SCREW you with rent increase. 30% increase from last year: $2800 to $3700. Who knows what it will be next year. ONLY move here if you need to rent for a short time and it fits your budget for that single lease period. Otherwise, they will price you out and force you to move again. Not worth your time. Also, the entire third floor smelled like urine the entire time. I didn't live on the third floor, but thought I should include that they're okay with that. Otherwise, it's a nice building in a nice area. But AMLI is a shameful management company with no respect or regard for their tenants. read more

Appearances are deceiving here for sure. Overpriced. Incompetent office staff. Too much crime in the building. Not safe.

Just look up original JOYA on Yelp to be better informed about this property before deciding on living here. It is misleading that its current reviews are just operating under a different name. Beautiful facade of the property but horrible management. And worst, the lack of concern for tenant's / tenant's property's safety. Many vehicles damaged/ stolen. The gate is practically useless. And forget about the office staff, not sure what their roles are if problems are not solved. read more

Living here is truly enjoyable! The building is top notch, the staff is very helpful and professional, plus a convenient location. I have had only positive experiences here. read more

Just because they changed the name, doesn't mean that they changed the abhorrent management staff. Karen Thompson has proven to a large number of tenants, both current and former, that she is incapable of doing her job correctly. She shows no compassion to the tenants and does anything in her will to make everyone's stay in Joya a horrible one. If you look at my history of reviews for the 'original' Joya, you'll notice how each time I update my review it gets worse...and worse... The team at Joya have horrible, stand-offish, and stuck-up attitudes. They continuously prove to tenants that they can't handle even the simplest of tasks. They took over 50 days to repair the lock on our sliding door. They would continuously close out our service tickets, claiming they fixed it but no one ever showed up at the door to attempt to fix it. Their lawyers claimed that because they closed the tickets that it meant I was inherently crazy and they had fixed the 'recurring problem' multiple times. They also locked us out of the building and the garage, claiming it was a "computer glitch", when in reality they had forgotten to extend our fob activation time because our lease was more than 1 year. Mind you, they had locked my dog inside the apartment. To make things worse, the after hours guy who came to let us in had zero sympathy for us and when we asked what we should do because we needed to let our dog out to relieve herself and get back in to the building, his response was "I don't know. I'm just here to let you in. Take it up with management tomorrow morning." When we came back to the building the next morning to speak with the management team, no one in the office had any knowledge of our issue from the prior night. That raises a huge flag in my book, showing that they don't have any kind of standard operating procedures to review complaints or issues that were opened during office after hours. Zero concessions were offered and no truly empathetic apology was issued. We were promised a call from the manager. And of course it took THREE DAYS to receive a call from the devil herself, Karen Thompson. Don't be fooled by their empty promises. The other reviews from tenured tenants on Yelp, Google, and other review sites speak for themselves. read more

The management is great my daughter lives here and she loves the place. So I highly recommend living at this location

I love living here @AMLI JOYA it's a beautiful place to live and the services are GREAT !!! Karen Thompson is great !! Plus her sidekick Rebecca is the best!! LUV AMLI JOYA Highly recommended read more

Management used to be much better in early 2020 than now. No enforcement of COVID rules, residents self-police. BE CAREFUL: LEASE REQUIRES 60- DAY NOTICE TO MOVE OUT. There are no reminders, either from management or through "Resident Portal", just language buried in a Offer to Renew. Obviously not something you read in depth if you have no intention to renew. RENT COLLECTED AFTER PEOPLE MOVE OUT DUE TO 60-DAY REQUIREMENT MIGHT BE PROFIT CENTER. read more

AMLI Joya is excellent! I've been living here for close to a year now and I've had a wonderful experience since moving in. From an all-star team in the front office, led by Karen, to members of the concierge teams like Sam, the staff does their due-diligence to ensure a safe, clean, and relaxing stay (great amenities). The Joya provides easy access to UM, local hospitals, and other businesses. Groceries are within an ear-shot and so are many shops and restaurants. The building's inhabitants are a nice mix of families and young-professionals. Not loud at all. Very quiet and everyone's nice. You won't be let down by choosing AMLI Joya. read more

Just signed my lease, I haven't moved into the building yet so this review is simply on my experience with the leasing staff. We toured the facility with Julian, who was professional, knowledgeable, and personable. The tour of the building was excellent, Julian was able to show us all of the amenities, go over our floor plan, provide recommendations for furnishing, and was extremely transparent regarding price. The entire process had a few hiccups, but nonetheless our application gained approval. Working with Julian instilled my trust in this buildings new management and made me feel as though I will be in good hands. Can't wait to move in! read more

I've lived here almost 2 years and ABSOLUTELY love it. I never lived in Miami before and I made the right choice moving here. The staff is incredible and friendly. Property is well kept and quiet. Amenities are some of the best. My experience has been nothing short of amazing. read more

This has been my best apartment rental thus far. I am on year 3, which says a lot. The maintenance crew is on point; they are continuously painting and ensuring everything is in working order. The manager, Karen and her team are spot on all the time. They are truly professional and put a great deal of emphasis on customer service. Let's not forget the color coordination in the leasing office. If you are looking for resort style living, look no further! read more

Worst leasing office. Not worth it to live here. They don't put the customer first. Trash.
