We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

I've dealt with Ron Accornero and Team for a little under 3 years. They managed a duplex I have in Orange. At first, they seem pretty decent and I thought their service Fee was great ($100. I guess you get what you pay for). Ron boasted about the success of his company and showed me a spiral-bound notebook of all the properties he managed... No Excel spreadsheets or Management Portals, a tattered-spiral notebook. Every transaction was done on paper! This should have been a RED FLAG from the start. Anyhow, they managed an existing tenant that was on the property for about 2 years and the communication between tenant and property management was subpar. Ron's stern approach didn't resonate well with these millennial tenants and so ultimately they left. In closing, I was told to compile a damage report for OC Signature Property. Something, I now know management companies provide as part of their service. They didn't. And so the property went back on the market for lease and two months went by before they could fill a tenant. I will have to admit, It took me 3 - 4 weeks to fix repairs and clean up the unit, but still... Welcome to the NIGHTMARE TENANT... YES. I often question their selection process. Their vetting methods... Home OWNERS, this is my WARNING to you... I can't stress how you can't go by "Here Say". OC Signature Property touted how excited they lined me up with the proper fit for my unit. THEY WERE SO WRONG! Their fine candidate Sold Drugs out of my unit. I had people stopping by at all odd hours of the night and had hundreds of plants throughout the unit... They had created a Jungle of palm trees to hide the property from the street view. Probably to conceal it from all the wrongdoings going on in there. I reached out to Ron like 5 times to express my concerns and even stopped by his place to illustrate how in danger I felt living next to a Club Med their tenant created as a DRUG riddled, air b-n-b... where the tenant created all these custom upgrades to my unit without my consent. Long story short, the unit was trashed... when the tenant had left. They used kerosene lamps throughout the house to cook drugs, I'm guessing... The walls and ceilings were seriously damaged. I was out of pocket with over 4K in damages and repair expenses. I also was appointed to create the damage report which they did nothing about having the former tenant PAY. In the end, I often asked myself, "Who's working for who?" Please protect yourself when doing business with OC Signature Properties. They will make many broken promises, so make sure you get everything in writing.

    This review is in regards to a recent stay at an Lake Arrowhead property managed by this company,…read morespecifically individuals named Dustin & Brianna. My headaches and disgust with Archer began immediately after my booking on Airbnb. Unbeknownst to me, hidden way at the bottom of the listing description (item # 11 - see enclosed photo) is the requirement to send over copies of State ID's for the entire guest list that will be occupying the home - they reference the Trust & Safety Standards that hotels (hotels only ask for ID from the booking individual) as the reason behind this ask and requirement. I was not comfortable sending over sensitive information over to an unknown party from a consumer-to-consumer platform and tried to discuss my hesitancy with Dustin & Brianna to no avail - their stance was basically sorry no exceptions will be made and you can't cancel and receive a refund for your reservation. I reached out to Airbnb immediately to express my concerns in the hopes of ironing out a compromise to no avail. It appears they purposely bury this requirement in the hopes that potential bookers (like myself) will miss it and have their hands tied since they offer no flexibility. After reluctantly sending over this info an agreement form was sent over. Immediately noticed multiple discrepancies between the contract and the listing description on Airbnb. It's evident they copy/paste the same agreement form for all bookings instead of taking the time to ensure alignment. This is something that is completely avoidable and should not become an additional inconvenience for your customer. Immediately upon my arrival, I noticed all the loose trash, and the poor conditions of the exterior of the property. There is dirt and dust all over the stairs and patio areas of the property. In addition, there are countless old cobwebs all over the exterior, and four packages that have been siting at the property for some time - it's evident this management company has neglected the care and cleanliness of the exterior for a very long time. The interior of the home is a 5 out of a 10 in terms of cleanliness. The bed sheets and towels smelled, ants all over the kitchen sink and the AC unit only cools the top two floors of the property, leaving the bottom two floors (80+ degrees at all times) uninhabitable due to the heat that is trapped there. I sent over a list of my concerns and their responses were as follows: Loose trash around the property - "creatures" in the area get into the trash because guests don't put lids on the trash cans (the onus is on you to ensure trash is picked up before new guests arrive) Packages - they weren't aware of any deliveries (how was it missed if your maintenance team is at the property weekly?) Cobwebs/dirt/dust - the cleaning company is dispatched weekly to clean the interior and exterior of the property but cobwebs pop up if left alone for a day or two (The exterior has not bee cleaned for weeks/months, hence the accumulation of dirt, dust and cobwebs. Maybe you should have the exterior & interior sprayed for bugs since you claim its an issue in the mountains) Climate control - it's a rarity to have HVAC systems in the San Bernardino mountains and their grateful that it actually has one (unfair as it was uncomfortable and we were unable to utilize the entire home. You should indicate this on the property listing so potential guest are aware but that would require for you to be honest, something you are not) This property needs major maintenance, cleaning and care and there's no way they are having the property cleaned and cared for on a weekly basis. Unfortunately, the owner has trusted the wrong management company to look after this property. Please see enclosed photos as reference. All of my complaints directly to Airbnb have fallen on deaf ears so I have be left with no choice but to address these issues independently of them and the host Dustin, Airbnb may have let you off the hook but I definitely will not be. I have filed a formal complaint with my credit card company against Airbnb and Archer and they are in the process of investigating this matter. In addition, I will be taking legal action against Archer for false advertisement and fraudulent representation.

Well, proposal never came through. We are in a crunch to complete de-cluttering & be open-house ready by 1/1/2023; in 7 days, to list our property for sale. Michelle never came through, or never heard from since the 3rd meeting. Extremely unprofessional and highly do NOT recommend.

Michelle with "Everything Has its Place" responded quickly and arranged an appointment to come to the house and provide an estimate for the work needed. She quickly emailed the estimate, and we started a day later. This was a 2 day job, and Michelle and her helper did not stop. I was amazed at the quality of the packing to protect valuable items, and how much went into the job. Watching them work, and the boxes piling up, I am relieved i did not try to do this myself. what took them 2 days would have taken me two weeks - and it wouldn't have been the quality of Everything Has Its Place. I look at it that I did not pay Michelle for her time. I paid Michelle for MY time - which would have been so much longer. They have the experience, talent, energy, the boxes, wrapping paper, bubble wrap, and right tools for the job. Thank you to Michelle and her team for such a great job. I am looking forward to referring Everything Has Its Place to family and friends.
