Speaking only from the perspective of the landlord, we had problems from day one. It got so bad we…read moreonly lasted 10 months, before pulling the plug. I purchased a "rental ready" supposed turn key rental property sight unseen(I understand the lack of due diligence was my fault). The house had structural issues, tiles were popping up all over the kitchen floor, holes in the drywall covered by duct tape and then painted, no door on the breaker box, cigarette butts on the laundry area floor, front door didn't close or lock properly, the condensate drain line was improperly installed and was not strapped under house, a toilet that sat on a crack concrete bathroom floor with a gap under it I could put my hand in, wall sockets that crumbled as try to remove them to change out. I could go on, and on, and on...... I've been in several houses they managed and maintained and the work was shameful. There's a name for people that rent out houses in that kind of condition. I thought they would at least put effort in to processing my rent payments in a timely manner. I thought wrong. It usually took 3-4 weeks after the tenant had paid before we received our portion of the funds, and that was usually after having to chase it up multiple times. You'd be hard pressed to find a tween with more excuses. The final month of business we learned that they were sitting on 2 months of rent from the tenant, and we still had not received ours. That was after being told 4 times that the money had been sent electronically. It's not like they had to double entry book keep in a ledger and mail a check! I never figured out if they just liked to sit on other peoples money, their couldn't handle simple administration, or the didn't have the money in the bank to send me mine and had to wait for other peoples rent to come in first If you are a landlord don't waste your time.

The agency is unprofessional and Mr. Adams is unethical and dishonest in his business practices. He sent repair people who bill astronomical rates and provide substandard repairs with low grade materials, it was hard to determine if repairs listed were legitimate and in conflict with tenants account of if repairs were needed or occured. When we set up an appointment to discuss property reports and questions about repair costs, Mr. Adams was a no show at his own office, the secretary nervous when we arrived for a scheduled meeting. Adams was no where to be found. This has been a few years ago and it costs us as owners greatly to rehad the damage and neglect by the Adams management company contracted to rent, and maintain our 8 houses in Lake City. We only received small portions of rent collected with unsubstantiated repairs deducted from our rental funds. If I had to do it again, I would take him to court.

All parties e-signed. We were told the buyer wanted us out ASAP and closing was set for Oct 10. On Oct 9 the closing title company called us and told us that the earnest money had not been collected and the buyer was no where to be found. We had not received one phone call or e-mail from our realtor that the sale had fallen through. We had hired a moving company and put a down payment on another house as the earnest money would've covered our loss if our sale fell through. We incurred several thousand dollars in penalties to cash in CDs to move forward and not lose our investment on the other house. This realty company, in our case, was incompetent and caused us a lot of stress and financial loss. If there was a grade less than zero, I give it to them.
