Well, if you ask me, one star is a bit to much. What started off to what I would say was okay, turned into a huge issue and it shouldnt have. Long story short, MY EMPLOYER asked me to give her another 6 months before I made a move. I could not take the property I was approved for. After I notified him, Jody, was a complete ass. A Guido, is what he is. I apologized profusely, thanked them for their hard work, but that was not good enough. So a few weeks later, when I was given the go ahead with my move, I contacted them about another property in my price range. Never got any response for days. Suddenly, while I am working I received a phone call from the Guido. He proceeded to tell me that he just couldnt work with me because of all the work they had to do to get me approved, and I ghosted them, blah blah blah. So not true, not in the least. I've been renting my Fairhope cottage from Alabama Coastal Rentals for 3 years and couldn't be more pleased. They have recommended several people from everyone to lawn care, pest control, handyman and wildlife removal and all have been professional. The few times I've needed to have something fixed they've arranged for it to be done quickly. The office staff is very friendly and helpful and Ginny Stopa has even come out to look at a fence repair. I do have an incredible landlord and this agency works closely with her to make sure everything runs smoothly with my place. I heartily recommend Alabama Coastal Rentals for stress free renting. S. Property management is not what I would call this company. What I would say is they only expect to profit without taking the time to manage. This is one of the least professional institutions I have ever experienced. There is zero transparency, we were hit with hidden fees left and right they charge almost 4% to pay by card and the level of customer service they have doesn't exist. Their employees are condescending and provide zero help. When we moved in the building was in disrepair, there was still garbage in the back yard from the last tenants, holes in the walls, and insect infestations. I have spent a considerable amount of time doing repairs more then one should have to do when there is a property management company present. Do not rent from this company. read more

Here is a story of a home, I was built in 1962, my owner purchased me in 2009, I wasn't huge, I wasn't brand new, but I was in good condition, the sellers gave me new floors, paint, some nice cabinet updates and even updated my bathrooms. In 2012, my owner had to move to take another job, he could not sell me, so he rented me, through the 3 years he did it, I had some good people living in me that took care of me and one bad person, in 2015 my owner had to take another job that meant moving to Maryland, I was disappointed but understood, he could not sell me as he didn't have the money to make my payments and find his new family with his great kids a place, so he found Alabama Coastal Rentals to take care of me. He thought they were great, but he didn't know that the people they would place in there would hurt me so badly. By 2021, my owner had purchased a home that would fit his family needs of his wife, and 2 children, I understood I didn't have the space but he loved me anyway, he replaced my roof in 2020, updated the AC so I could keep people cool, but his good efforts were dashed when the people living in me left. He discovered they nearly set me on fire shooting off fireworks irresponsibly, they destroyed my poor bathrooms, the hurt me by putting holes in the wall, burning incense in my walls, my poor floors that were great were now completely destroyed. My nice view outside had turned to dust and dirt and the property management company never visited to see how I was doing, check up on me, my owner who paid them to do their job, was devastated. He saw my view, where grass used to be, no longer since the people who inhabited me parked on it to the point it would no longer produce anything green. My once nice flooring was left destroyed, damaged, I had dirt and grime, my sporty air conditioner was never used with care, this allowed dirt and grime on everyone of my once egg shell colored vents. When he came to check me out, he nearly cried at what had been done, the company Alabama Coastal that was supposed to take care of me allowed damage to me that would cost him 20-30 thousand to repair. I was sad for my owner, he was already dealing with a grandson in need, he had his own 2 younger children to support, yet the company he paid to operate in good faith would tell him that he wasn't getting his deposit from the tenants since he worked hard himself to fix me up to sell, see he needed whatever money he could to help out his grandson and I was fine with a new owner that had the time to put that 20k in, but then the company that was supposed to help my owner, left him empty handed, made deposits against his mortgage account, even though he was out of contract, it was 10 days after his business concluded. Now he has to pay of out pocket to get someone to help him while he's already stretched thin. Don't make his same mistake, if you have to rent because you had to take another job, you are not doing it as a business, Caveat Emptor, this company will take your money and hurt the people who own you, don't let them take advantage of you like they did my poor owner. We rented from this company for a year when we first moved to the area. What a nightmare! They are rude, hostile, unprofessional and truly don't care about the renter or the condition of the homes they rent. We had to fix just about every problem with the house ourselves and we had to do a lot of home improvements just to make it a comfortable place to live. They lied to us, they yelled at us and a neighbor said they made nasty comments about us, which is easy to believe bc they talked bad about those same neighbors to us. It doesn't matter that we were great tenants, always paying on time and leaving the house so much nicer than it was when we rented it. This is just a group of rude people who seem miserable in their job. read more

I rent my property through this agency. They tell me right away when tenant's report any issues, we authorize repairs, and the company executes the repairs in a timely manner. I've only had 2 total tenants in the 6 years since I moved out of Alabama, and the company found good tenants right away when the first set moved after a year or 2. read more

I am absolutely stunned by this property management team! My short experience with them was way too long! I contacted them about a rental house I saw online. I met with a man to view the house. He did not introduce himself and was dressed very unprofessionally. The house was a mess wen we went inside. I guess the current residents were moving out still. He gave me less that five minutes to look around then told me that he already had several applications in for the property. He asked if I wanted to see another property in the same neighborhood. When we go to the property, he didn't have a key. He told me to contact Ginger on Monday to schedule an appointment. Ginger finally contacted me and I got to look at the property on the following Friday. I met with the same guy this time and he complained the entire time about how other people hadn't shown up to see the house when they were supposed to. Once again he wanted to show me another property. After looking at the third property I decided that I wanted to put in an application on the second house. I left my check with the guy and immediately filled out my application and emailed it to Ginger. I emailed her the next day to confirm that she got my application. I emailed her again 4 days later to check on it and got no response. I asked the people i used as references of they had heard anything and they said no. I waited another week and left a message. The next day I finally got an answer on the phone. I told her I wanted to check on an application I put in 2 weeks before. She told me that the property I was asking about had been rented for over a week. She informed me that they had just gotten my check from that guy because he has been out of work with joint pain. I had been waiting to hear about the house for 2 weeks and it had already been rented! I do not understand why I wasn't contacted or why they didn't do my application if they knew he had my check. She was not apologetic on the phone and didn't seem to understand why I was so upset. My family has been packing our things and getting ready to move and the house we were hoping to get was already gone. I missed out on another rental house because I was waiting to hear from them. They didn't bother to call my references or do my credit check. I should have known not to even try to rent with them after reading all of the reviews. They are negligent and irresponsible. Never wanted to fix repairs, we usually had to go through the owner to get anything done and/or do it ourselves. Pissed the owner off thinking we were bailing on our agreemebt because Ginger failed to get our lease drawn up to resign. He scared we were leaving on him decided to sell and gave us 30 days notice when my family of 8 had no intentions of moving. Come to find out they told him we signed no lease, we signed no lease because Ginger failed to do our new lease (2nd year) and Andrea kept saying "y'all are fine"...then my family is blind sided! Then when I take them to court they lie through their teeth to the judge like we had destroyed the property. Property that sold "move in ready like new" within a week?!?! This company is dirty! Ginger even shushed me one time when I had mentioned to her I was worried about the owner of the home losing his job and not paying the mortgage, apparently she had told her boss he was "transferred". Rented a home from this company and arrived on day one to find a filthy dirty house with dirty carpets. The owners, Clayton and Ginny Stopa are the essence of slum lords. They are only there to rent the home and collect the money. There is no pride taken in the property. Dishwasher was broken, gas fireplace didn't work, dead bugs in the light fixtures, poop in the toilet, window screens missing or busted, window locks were broken (which is a safety hazard) and mold all in the windows that leaked in water from the outside. They called a maintenance in to fix one of the window leaks and he painted over the mold and put some caulk around the edge and said it was fixed. The very next rain proved him wrong. For 1,400 per month I guess I expected more. They agreed to have a cleaning company come and clean the toilets and basically wipe everything down so we could at least unpack our boxes. We wrote a list of all the issues and submitted to the landlords which only resulted in them developing a bad attitude against us for complaining about their property. If you have an emergency repair on the weekend and you call the office number it will then give you a number to call for emergencies. When you call the emergency number it then routes you automatically back to the main office number where no one answers. So basically you wait until the office is open to have your repair fixed. Of course their response is, 'we're not sure how that happened'. We moved out after 6 months and locks on the windows were never fixed the entire time we lived there. House still covered in mold. They said 'oh we must have overlooked that'. Also after obtaining a copy of our lease and then comparing it to our original lease we signed upon moving in we found they had altered and made changes to the lease after we had signed it. They then kept nearly 200.00 of our deposit to clean the carpets that were stained and were so bad that they should have been pulled up and replaced ever before we moved in. From what I understand, they have a family member who they 'pay' to clean the carpets. Be careful of any positive posts you see about this company because most are from family members of the owners who they have asked to say something good to offset the negative posts. This company is unethical and the owner Clayton Stopa who has the personality of a rock will screw you over to benefit himself and not think a thing about it. Run away from this company! read more
