Jon Morris is not a property manager he's a slum lord. He does not care for the properties entrusted to him and is not a man of his word. He will take your money and expect you to pay on time but he won't keep up the property... at all. Your home will inevitably lose value under his care as he does zero maintenance. He will charge you for lawn care which is non existent. You will regret choosing this business. His office staff is completely inept with no attention to details and if you look closely there are illegal terms in his standard lease agreement. Advantage for rent has a very nasty employee Ms. Wanda. She did not want to help my son receive his full compensation of his security deposit and she also hung the phone up in my face. My son was wrongfully charged for multiple damages to property that was already done prior to his move in date. I would advise renting from a more accredited company who has great team leaders to advise and assist you through your rental journey. read more

I literally said I was going to wait until the lease was completely done because this company would find ways to push you out. From the time I moved into this property it has been a nightmare, work orders would go in like clockwork and they would make it seem like they are working on and send people over who are just doing a quote with no follow up. Wanda is the rude and truly don't care about anyone, this company manages slums of landlords. I had mold in my home for 10 months that is just getting fixed because I called the owner of the property. This house has had severe water damage, the ceiling is falling apart in different areas of the house, a window that still isn't fixed, doors that have spaces in between so we have to look over our shoulders for spiders of all sizes and whatever creepy thing, the vents that never has been cleaned since we have arrived. Lights that spark or just won't turn on, i have large crack in my downstairs bathroom that literally welcomes in ants. When I told Wanda about this before she stated that I act like I am buying the house. Did I also mentioned that they charged us for a new stove that caught on FIRE on its own, even after the fire department rewrote the report they still refused to take it off. Keep in mind I was also charged to pay the plumber once because they claimed that the person who installed my washer and driver did it wrong, when it was a leak. How do i know well that same leak created Mold in the walls of the washroom. Wanda showed up to my house unannounced and when I ask her who was the gentlemen she refused to tell me and walk off saying that I am refusing to let her in. I am not surprised if Charlene quit she was the only one that had some common sense. They can say I was late a few times and I was, there was layoffs and job lost in my home but we communicated and let them know everything that went on but we have never gone two and three months not even a month without paying the rent. It is still no reason to subject tenants the way we have, RUN! Don't go with this company I can tell you there are plenty of companies that will work with you and treat way better. You have rights and you can report them to the right channels. Keep emails of everything take pictures of all work orders because they love changing portals and take pictures of everything before work and after work and before you move in and after. Terrible, unkept homes with mold growing under the floorboards that wasn't tended to the entire year I was there. Even took a plethora of my belongings from my property around the end of my lease term. I would not recommend anyone renting from this company. I was interested in a house in Conyers, Ga. I was led to believe that someone applied but did not respond when a email was sent to them. we paid $200 application fee only to hear the next day "the property has been rented" by the very same pple that did not respond. I was literally in tears, spoke to a lady named Wanda who sent me to John(I thnk his name is) who was soooo unapologetic but less than 24hrs before I was looking like a great canidate on this house. I ask about his other listings,went to see a few and they are all "nasty" I have rented from the same property owner for 16yrs so entering the market at this point I am very green(vulnerable) but will never ever forget this encounter. read more

DO NOT SIGN A CONTRACT WITH ADVANTAGE PROPERTY MANAGEMENT TO MANAGE YOUR PROPERTY. I signed a contract with Advantage Property Management to manage my property in September 2014. My rental property was immaculate. The Management Company moved in tenants that were previously evicted in 2012 and 2013. Therefore, it was impossible for the tenants to be eligible to rent my property. The tenants were late 6 of the ten months they paid rent. In September 2015, the tenants stop paying their rent. In October 2015, the tenants were evicted from my property. My property was turn back over to me and it was filthy. The walls needed painting, the carpet needed replacing, a blind was damaged, window screens were missing/damaged, roach infested and broken window. I loss two months rent and now will be responsible for repairing the damages caused by the tenants. Advantage Property Management did not provide the services that they were hired to perform. read more
