All I heard from them was excuses and numerous requests for me to lower the rent. I was asking the market rental rate. Their advertising was WEAK, I had to ask them to put up a sign and when they did, it was a cheap wire frame sign that the HOA had me remove. Their website presence was horrible and they are not responsive. They posted the wrong pictures, then took weeks to correct it. My sliding screen door was ripped sometime during the showings, I asked them to repair it and they blew me off. I hired a new property manager and had renters within 1 month.

From the outset, their promises of professional management and high occupancy rates proved to be nothing more than empty assurances. I got one 6-month rental agreement over an 18-month period. The management of my property was subpar at best. Despite assurances of regular (quarterly) inspections and upkeep, we received no communication of this actually occurring. Further, family members who came after the 6-month rental ended found a very dirty and dog-hair filled home and fleas after it was "deep cleaned" as arranged by Ponce Inlet Realty. Further, the rugs and furniture were also covered in dog hair. The cleanliness standards were shockingly low, and after numerous complaints, and where Ponce Inlet Realty agreed the cleaning was sub-par, they still declined to reimburse us for the cleanings we had to have done. I strongly caution any prospective homeowners against entrusting their properties to Ponce Inlet Realty, as they have proven themselves incapable of providing the level of service and care that homeowners rightfully expect and deserve. I was looking in New Smyrna Beach for a 2nd home, preferably with 3 BR/2 Bath minimum, a pool, and walking distance from the beach. I wanted a realtor who lived their whole life in town, and not a transplant realtor from the North. I wanted someone who knew every inch of the beach front areas in town to advise on where there was less likely an impact from hurricane surge waters and flooding. Lindsey fit the bill. She was a second generation resident of New Smyrna Beach, and was a walking encyclopedia of every section of town (block by block). Lindsey has a strong work ethic and attention to detail, something she acquired from her athletic career as a world class surfer. Her advice was spot-on to us regarding pros and cons of various listings, and the market price. In a competitive market where demand exceeded inventory, a buyer had to move fast and make an accurate decision on the offer price. With multiple offers common place, there was no room for error. Lindsey came through with flying colors for us, and we obtained the house we wanted in spite of multiple offers. If we lost the house of our choice, we would have had to pay about $75K extra for a comparable property.
