David's deep knowledge of the SLC market, consistent availability to answer our questions (even the simplest ones), and genuine attention to our needs makes him exceptional. His expertise, eye for detail, and dedication to his profession shone through at every step of the journey. David set up listing alerts for our broad search area and took us to see over 30 homes. He educated us on all the things we should expect from a house in our price range. This included the quality of cabinetry, appliances, flooring/ carpet, tile arrangement, the type of grout used and so on. He didn't shy away from pointing out deficiencies in a house that were not apparent to me or my wife. He has a teacher's mindset and really prepared us to identify the house that would be perfect for us such that we could quickly put in an offer when such a house was listed. He gave us contacts for different lenders and contractors, and this proved extremely helpful. Ultimately, we put in an offer on our dream house the same day it was listed and had our offer accepted within 24 hours. Furthermore, he worked with our lender and the sellers agent to arrange closing within 2 weeks of the offer date. The whole process couldn't have gone any better and David had a huge part to play in it. I'll be referring all future SLC home buyers to David--we cannot recommend him highly enough!

    I would never hire this group. Here's Why -…read more It is always suspicious when a group has only good reviews. So let me help out. Working with the Perry group was one of the biggest mistakes of my life. We called them because of course they had terrific reviews. Jack himself showed up. We told him we weren't going to sale for anything less than 420K. He said he could get that easily. After the first showing we had offers as high as 395K. He suggested we take it. We refused. A week later another offer of 400K cash came in. I told him for cash we'd accept no less than 413K. We weren't hurting just looking to upgrade. He told us we should take 400K. Shortly thereafter the market Covid plunged. and we took our house off the market. Jack had "hidden" our spare key in the yard under a rock after convincing me the practice was safe and common. I am partly to blame for going along with such an idiotic idea but I don't sale houses for a living either. I asked him where the key was he sent me a text with its location. To my horror it wasn't there when I pulled the rock up. Jack said he'd come out and find it. If my wife hadn't seen him leaving the scene I'd have assumed he didn't even have the decency to do that. But she did. Which only made matters worse. I reached out to him REPEATEDLY concerning the location of my key. He ghosted me. About a year later I started receiving multiple texts and calls from his underlings as if I'd forgotten what a negligent person I'd dealt with before. I finally told them to NEVER contact me again. A week later the value of my home lost roughly 200K on zillow. That was AFTER we replaced the roof, and the furnace, installed vinyl plank floors and granite countertops. After leaving a negative review on zillow, which was rejected, my house suddenly gained back 134K of its value. That being said my house is the newest in the area has more upgrades than most of those around it and its square footage is equal to or only slightly lesser than those around it yet its the still the lowest valued house in the area according to Zillow, of which the perry group is a prominent saler/buyer. My next door neighbors house has only 1600 square feet completed and a smaller yard yet its listed as being worth 8K more than my own home. Even the one around the corner with NO LAWN and a garage filled to the brim with garbage is worth 15K more than my own. Honestly there is only 1 way a place with such a NEGILIGENT founder can have only 5 star reviews. I will let your come to the proper conclusion of what I mean on your own. If you do hire this group don't let them talk you into hiding a key in your yard. Learn from my mistake please.

The…read moreinteresting part about the Utah Real Estate market is all homes are available to view (to the public) on the Utah Gov MLS, so having a buyer's agent doesn't provide the same advantages as in other states (Like Missouri) for example, where a buyer's agent can get you into 'soft openings' or 'pre-sale' listings. That being said, a buyer's agent's commission is paid by the Seller, so having a buyers agent actually doesn't cost the prospective home buyer anything. During the process we got to know Jack Perry and felt like he was helping us in the same way he would have helped one of his kids. We loved his opinion and feedback on areas to live and he listened carefully to both the needs of my GF and I. His advice and prospective on the SLC market was invaluable. He was a strategic negotiator and helped us get a few things resolved smoothly. We went with his recommendation on a local lender too and the whole process went perfectly without any complications. It's been about 8 months since we moved in and have no regrets! Every so often I receive a personal text from Jack, checking in how we are doing both personally and with the house. If you are new to town, or have been living in SLC for years, I definitely recommend the Perry Group!

    Originally starting on this road of finding a house, I was sick of dealing with other realtors who…read moreonly wanted a paycheck rather than delivering top quality customer service, I mean after all when you have life savings being spent I feel that is the least they can do; that is why I decided to go with the Stern Team (based off of reviews and hearing ads). Throughout the process everything seemed to be fine, but as the process grew I became weary that this would just be the same old same old. My wife and I were the ones who found our house not the realtor, I was the one setting up all the appointments, not the realtor and before long I was wondering what it was she was really doing to earn her commission at the end of the day. To her defense she is very nice, and what seemed to be knowledgeable of the market, and she did do the negotiations with the seller (only because I cannot). After everything had been done and we were going to close, I come to find out my realtor was going to be out of town when closing was happening, and she would not be around to give us the keys. She told me that she would go and get the keys and hide them on the property and let me know where they were ones we were funded and recorded. Well that time came and went and wondered where the keys to our new home were.... Well I tried calling her and texting her and no answer, I waited a few hours with no call or text back so I called another realtor in her office, and no one in her office knew anything about what I was talking about. She did not let anyone know what was going on. I then had to convince another realtor in her office to meet me at the house to see if the keys were in the lock box, which I could tell he was very bothered by my request. I was finally able to get a hold of the keys to the house. On top of all of this our realtor didn't give us as much as even a thank you card. Every realtor I have dealt with and every realtor family or friends have dealt with have always given a congratulations gift of some sort as a thank you for the business (even the worst realtors I have dealt with have done this). After all of that I realized that the Stern team is no different than any other realtor and the customer is nothing more than a paycheck to them. I will never go with this team again nor will I ever refer them to anyone I know. Also to let everyone know they charge a "fee" to hire their team, well I can see this fee is nothing more than to get more money out of you. BEWARE!

Well, I don't think it has to be overwhelming and if you choose the right real estate agent, you may find this to be the most exciting experience of your adult life. I lived in California my entire life and my wife accepted a promotion and relocation to SLC. Her company was kind enough to fly us out to SLC to check out the scene and see if we liked it, before we made the move. While she was preparing for her interviews and work-related meetings, I took to Google to find a real estate agent to show me around and help me understand what to expect. Mind you, we were planning to rent for the first year, get a feel for the area and figure out what fancy suburb to call home. I found Lori Anderson on Google and we began a lengthy and very detailed email exchange in advance of our trip. Lori was kind enough to pick me up at the hotel and drive me around, showing me the older neighborhoods, the not so desirable neighborhoods and explain the costs, best time to buy, current market conditions and it was clear she knows her stuff and has answers. In fact, she even pointed me in the direction of a website to help us find an apartment. Lori added me to the email listing distribution, based on our proposed budget, size of the home we hoped for and selected some neighborhoods that we might like. Every few days, I'd get an email with available homes and I'd save the favorites for later discussion. This is a good time to discuss etiquette. We went to probably 50 open houses in the span of 3 weeks this Spring and met a ton of agents. I gave my phone number and email address, mainly to get an idea of what else was on the market that maybe we didn't see (not much and nothing worth looking at, is what I discovered) and boy oh boy. Some of these real estate agents are way too pushy and called or texted or emailed way too often. Lori, on the other hand, was not pushy at all. In fact, she basically let us do our thing, would check in on the favorites I added to my dashboard on her website and ask if I wanted to see the homes. It was the absolute perfect level of service, considering that we really were not in the market, just window shopping. My wife and I had lunch with Lori to discuss all the fine points of buying a home, because we were aware of the market heating up and didn't want to sit on the sidelines while others found their dream home and we sat in a funky apartment. How much do we really need for a down payment? How do we get approved for a mortgage, in a city where we don't know anyone? Basically, Lori put me in touch with a mortgage broker and explained all the questions I should ask, to get the facts in place to make an informed decision. Soon after that, we fell in love with a home and it was full steam ahead. I had never made an offer on a home before and I was overwhelmed. Lori and I talked through the price during our second visit to view the home and she was extremely thorough and brutally honest. In fact, she walked the entire property to check the gas connection, get an idea of surrounding open space, noting that her assistant would contact the city to see if they would be allowed to build on that space. She contacted the selling agent moments after we left, to see if the solar panels were paid for or leased. She is extremely organized and focuses on the details, so we didn't have to stress about not knowing what we were jumping in to. Our offer was accepted, and we were in the 30 days to close phase, which is when the heavy lifting happens. Lori did a ton of heavy lifting on our behalf and basically cleared our plate of stress and worry. If there was action needed on my part, she would text and say, "email coming your way, need some signatures" and explained what we were dealing with. She scheduled the inspection for us and knew a guy that was good and available quickly. She worked with the selling agent to get all the invoices in place for the maintenance records and when we received the inspection report, she contacted the seller, asking them to make the necessary repairs in advance of closing day. She contacted the title company weeks in advance of closing day, scheduled our appointment for first thing in the morning, so we could close and fund early enough to get the keys the same day. It was a thing of beauty to watch her working behind the scenes to make this happen and to make it a very smooth and stress-free process for us. As I sit here today, working away in my new home, I feel like Lori is part of our family now. Without Lori working her magic and making us feel confident and comfortable, we wouldn't be home owners today. I almost want to buy another house, just to work with her again. Thank you for all you did to help us find our dream home.

Lisa spent a lot of time listening to our goals, and worked as if it was a priority for her to help us accomplish our goals. We went after a very desirable house that had a lot of attention, and Lisa was able to secure the deal for us at a price that we were happy with. She was focused and attentive when we needed to work diligently to secure the house. We were working remotely from another state, but quickly realized Lisa had our best interest at heart and was organized to make sure no details were missed, so we were able to enjoy buying our house rather than stress. We are grateful that we had the chance to work with the Lori and Lisa team, and would again when the opportunity arises!

I explained the situation to Tyler on a Monday and he quickly responded with a fair estimate and said he would have someone out to do the job on Wednesday. Jay, who performed the survey, was on time and was very patient in listening to my concerns and answering my questions. He had the job done in about an hour and provided a tour of where the boundary lines were. He encountered a situation with someone that could have easily escalated but his great 'people skills' prevented anything from happening. I can't say enough about EDM, their services, or their employees. Tyler and Jay are the definition of what 'true-professionals' are and I consider them both as assets to the company.
