I decided that such a large purchase needed due diligence by a professional so I hired A Better Home Inspection to scope the pipes and to do a detailed home inspection. Danny found several critical items that were missed by a reputable home builder and by the builder's service rep. These items could have led to expensive issues down the road if they had not been discovered and subsequently fixed before closing. Here is the key point about having a home inspection before closing when the builder says you have a warranty on your home... you will document issues before you close that otherwise could have been argued by the builder as acts of god, homeowner negligence, or one of the hundreds of items on their exclusions list. I was able to negotiate and presented some of the issues to the HOA to have replaced which was a nice bonus. The home inspection did teach me a lot of things as a first time homeowner. Luckily, most of my issues were mainly cosmetic things and a few things that will be taken care of by HOA. I did find a big crack in my garage support beam after I had moved in. We were given a recommendations from someone who just purchased a home and went through A Better Home Inspection. Specifically they had Doug as their inspector and he came so highly recommended. Rightfully so - from the moment I called and spoke with Kris, she was great in answering my questions and helping me schedule the appointment. I called back towards the end of the day to add on a sewer scope to the inspection, and the call center left a message for Kris to give me a call back the next day.
