Never had a problem with them, I get my rent money every month and dont deal with the tenants…read moreunless there is a maintenance issue. Cozy only collects my rent and I do everything else, even credit check and lease typing Communicating with them is only through email but that is ok with me and since I am close to tenants I see how they take care of units when I go to replace air filters quarterly. They dont manage my property, they just collect rent and I dont pay anything neither the tenant unless they charge to credit card but that has never happened. Money is deposited into bank account and I dont have to remind tenants rent is due, Cozy does that for me and thus I am a happy camper

The property that I own was rented in March 2013. I have received no monthly rents. On July 30, I saw on the Cozy Home Rentals website that my property was once again listed to rent. I had not heard that the renter had left or been evicted as required by the contract. I went to the property on July 31. The house was unlocked and the interior was wrecked. The damage included stains on carpet in living room, carpet missing in bedroom, missing window screens, broken glass in windows, trash through out house, dog feces in second bedroom, filthy stove and refrigerator, unmowed yard, non-working shower, missing faucet from shower, missing medicine cabinet, gaping holes in walls, plumbing pipes missing to shower. I had to throw out the refrigerator because it was full of flies and the odor was terrible. I had to spend $7,000 to repair the damage to the property. I contacted the company owner on more than 12 occasions since June 27. I have spoken to Kim Hilgenberg or Michael Michener, co-owner on 3 occasions. They made promises to me and have yet to fulfill any of these promises. I am owed rent from March 2013. I have received no monthly statements from Ms Hilgenberg since July 2012. The property management company did not check references prior to lease as stated in the contract. I checked the Shawnee District Court website and was appalled at the number of court cases filed against the person that Cozy Home had rented my property to and against the property management company. I wish I had done some simple research before I hired this company. They will keep money owed to you and laugh all the way to the bank. She will blame the renter instead of herself. Don't be fooled as I was.

Don't rent from this company , they are unprofessional and unreliable. I rented a one bedroom in a…read morelocked security building. During my one year lease they accused me having pets which I don't have . I heard from the neighbors that each tenant in the building got a notice for pet violations since they didn't know who it was they put out mass threats for eviction to everyone. During my last few months living there , my apartment was broken into . Whoever it was drilled through the lock and kicked in the door. ...and mind you this is a security building where you have to have a key to get in the building ! I called the cops and RAK office and reported it and said the door needed fixed immediately .The lady on the phone said they would send maintenance out soon. I waited for 2 hours for someone to show up , then I called the after hours emergency number 3 TIMES !! After 4 hours I saw a maintenance van in the parking lot only to find out the worker had no idea about my door and he was there on another job. I pleaded with him to fix the door so he did a temporary secure for the night and I slept elsewhere. The next day he came back without the proper supplies to adequately fix the door casing or the wall but he did install a new lock , he said "that's all I have for now" and he never came back . My lease is up Oct 31st and I have moved out . I've read bad reviews about RAK on Google also. I hope I get my deposit back . I will write about that when I hear back from the company .

We looked at a house they had for rent. For a $1000 a month you got the following amenities. A…read morewater damaged basement, a bathroom with no working lights, no toilet seat, toiletpaper and towel holders ripped off the walls and not repaired. The entire house smelled like dog poop, the smell was so strong I picked it up 10 feet away from the front door. Needless to say, I would never consider renting from them. If one of their rentals had a hole in the roof they would call it a private atrium and double the rent. Honestly the best one word description for this company is SLUMLORD.

They always respond timely, and their price for property management and also repair is fair. I already transferred one more property from the other management company to SCUDO, they helped to get it rent ready within 2 weeks and rented it out in a month. The tenant they found always pays on time, and seems to maintain the property very well. Definitely will recommend SCUDO !!

Landlord Beware As I write this review of SCUDO Property…read moreManagement, I genuinely hope that I can steer other property owner's away from this company so they don't have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me. Some examples of not operating with a reasonable level of diligence include, but are not limited to: 1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job. 2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house. 3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn't work. 4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention. Some Examples of the excess fees include: 1. A "maintenance coordination fee". Seriously, I can't make this up. 2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue). 3. SCUDO's "submission to legal" fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected--not SCUDO. 4. $1000 to leave before 12 months fee--seriously, a fee to hold one hostage since SCUDO knows the value of its service. 5. $99 periodic report fee--I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company. 6. They also charged at least one of my tenants a "tenant benefit package" for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this "benefit" as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients. 7. Of course, there is the 8% per month "management fee", but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee. 8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.
