We had a terrible experience with 1st let's. Boiler old and covered in rust, carbon monoxide detector broken, green mould in cupboards and bed slats under mattress. Flat itself was so dirty. Neighbour said 2 sets of tenants had moved out due to damp which wasn't disclosed. 1st let's gas lighted them. I phoned 1st let's and was told flat had been cleaned and damp problem resolved. Once I challenged them I was told they were aware of damp problem and it hadn't been fixed. Flat was total health hazard! They appear to have removed google reviews! Do not go anywhere near this letting agency! read more
Absolutely atrocious letting company. Phoned twice for two different viewings. First one we were waiting outside the property on a rainy night and had to phone them as they hadnt arrived. Were told sorry the lady has been held up and could we do it another night. Also described as double glazing when it was the only flat in the block without it. Cue this morning. Gave them another chance but were cautious so tried to call at 9:10 to get the message of our offices open from 9 until 2 on a sat....ermmm....yu huh! Finally get through 10 mins later to find out an offer was taken yesterday so no viewing. Excuse was that they were calling people today to cancel viewings.....half an hoir before.....dunno what travel ypu use but half an hour is minimal travel time. Steer clear they have no respect for your time. read more

Our experience with 1st Lets Scotland was somewhat a catastrophe and we hope no one ever chooses their service anymore. We often talked with the office in Woodlands (the "West End" office), where the staff was often disrespectful with us, university students. We had multiple problems with our apartment situated on Great Western. Starting from the Beginning, the agency was renting the apartment saying "double glazed windows", even though none of the windows in the house are double-glazed. They said it was a typo, even though after we moved out they posted a new house description with the same mistake (they obviously want to desperately rent the apartment). We did not have hot water for a month after moving in (the agency ignored our complains most of the time, until we sent a dozen e-mails), we had mice, birds, broken windows, missing walls, broken plumbings and intercom, and only a few of these problems were fixed throughout the year--the agency often sent maintenance without supervising what they were doing, so we would often end up with unfixed components and a dirty house (the maintenance never cared about leaving the house in a decent way). Most ridiculous thing was that we had clients visiting our apartment while we were still tenants. The lady at the office said that they could do it as long as they gave us notice 24h earlier, even though the contract never stated anything like that. We always had to come to compromise and send multiple e-mails just to get an e-mail. Our windows were very old and therefore they did not isolate the room at all. After MONTHS of angry e-mails and visits at the agency, they said that it was ok to have to wake up every morning in a noisy room with 9°C. We never received any actual assistance for that. Again, the agency sent maintenance to put a new frame in the windows (which was totally useless) only after 6 months of complains. We never felt more ignored and powerless in our house like this time. When we had mice coming in our apartment, the agency said "it was normal for our area". According to the agency, all of these problems were normal for a student house, and they even compared our situation with the worse ones (also being rented by the same agency). They (of course) sent maintenance only once to "fix the holes", but when the maintenance found out that there was a whole wall missing in the kitchen, they gave up using their one bottle of expanding foam and told us to "deal with it". The apartment was pricey for literally being a cave, and we were basically obliged to stay there because of our contract and the need of a permanent place to come home after university. Once we needed our deposit back, at the end of the staying, we had to wait TWO MONTHS in order to get our money back, and this was partially the agency's fault, which ignored our e-mails for 10 days, when we were asking for the deposit after leaving the apartment. Once again we had to call the agency's number (we had already moved abroad) and they sounded as they literally just came out of the blues. In general, the agency provided us a terrible and deeply insufficient service. It was a nightmare having to deal with them for every single problem in the apartment (and trust me, we were very tolerant with them). They obviously take advantage of University students who have a limited amount of time to spend taking care of this type of issues, and we often felt as if they were ignoring us. We strongly suggest avoiding this agency at any cost. read more

If you're a landlord or a tenant thinking of using this agency, I'd strongly recommend that you don't. Perhaps the reason why they don't have a one star rating is that they set up google accounts to give themselves five star ratings and bump up their average. This would fit with their dishonest and unprofessional attitude. They insist on an ILLEGAL £100 referencing fee, which they deny they have any control over. They are rude and obstructive on the telephone. The fact that they run their business from a hotmail account says it all. Just as well, as they don't seem to bother reading emails or replying. I'm actually glad that they were this appalling before I had the misfortune to sign a contract with them. The only thing they're going to be 1st in is ripping you off. read more

AVOID AVOID AVOID!! First, they are still charging the illegal £100 reservation fee, which I never got back. The deposit always should have been sent to My Deposit within 30 days, and it was sent after 7 months and only because I asked the Trading Standards Officers to help me with the case. Things were broken since day one, and 12 months later were still broken even though I insisted on getting them fixed. They never turned up for the full inspection saying that they were "busy" that day. I got the full deposit only because I asked the landlord to come and check the place before giving him the keys back. They are UNPROFESSIONAL, RUDE, and only looking for your MONEY. AVOID!!! read more

We have to phone several times to get job done. Very bad service.first they send someine to monitor and then they forget about the job. We have to call again and again to remind them. Some jobs are not even done. Never give receipt of rent. I wouldn't recommend to anyone. read more

I am a landlord with 1st Lets and i can honestly say that they are a pleasure to deal with. In my property there was a water leak which was damaging my property and i can honestly say that 1st Lets had contacted me straight away to advise of this leak. They also then had the leak the same day to prevent any further damage to my property. I have to say that this is a good company in which they manage there properties very well and also maintain them. read more

1ST LETS A VERY GREEDY LETTING AGENT - THEY JUST WANT YOUR MONEY, NOT YOU! BEWARE 1st LETS if you value your property. I was unfortunate enough to use them to rent out my property. They cost me a lot of money. They had my flat on the market for four months and could not find a tenant. Eventually I had to take the property off them and give it to AVJ HOMES. When I got the keys back off them I went to see the flat. I was absolutely appalled at what I found. The flat was a total mess and a lot of my furniture was missing and items broken. It was no wonder they could not rent it out. It took three men one week to get the flat up to the standard required. I then gave it to AVJ HOMES and within one week they had a tenant in it. I think that says it all. 1st Lets take on with doing an inventory when a tenant leaves the flat. My guess is that the inventories were done sitting in their office. Every item in the inventory was ticked as being present and in satisfactory condition. How else could they miss a double bed and three chairs that were missing. How could they miss items being broken and damaged. How could they miss that the electric meter was £35 in debt which I had to pay. Never once did I get a statement from them and trying to get a conversation on the phone was quite impossible. The staff were always rude. Finally they offered me a measly £150 which I refused and to date I have not received one penny. Surely offering me money is an admission of guilt. YOU HAVE BEEN WARNED!
