Flooding. Floor is covered in mud water

Unstable Manager!!! Please do not live here. Tammy, the property manager, has no idea what ethics are and will force you to live in inhabitable conditions as well as gaslight you the entire time. I not only had black mold, but my entire apartment also flooded. Both times, Tammy told me the living conditions were fine with no discussion for a rental discount. If this is who you want to sign with, then please by all means enjoy hating where you live.

Another window. No insulation. Stand by the window and you could freeze to death.

I should preface by saying that the managing team has been completely replaced since like March…read more(corporate is still the same), but my review is/was for the clowns running the previous administration I am trying very hard to not be one of those types that just blasts out poor reviews, but for some reason people only respond to the stick. The fundamental problem with Parq is the incompetence of the management: specifically, R, C and L. I'll start with the bad: Flooding. If you absolutely need to stay here, please DO NOT LIVE ON THE GROUND LEVEL. There were a number of people whose places were flooded due to heavy rain, and it seems like this happened every time it rained without fail. many units as result had (minor) flood damage. I get that these things happen, but the challenging thing was that management was constantly asleep at the wheel, slow to respond, if they did anything at all. To build on the theme of irresponsible management, a lot of the problems stem from both having no sense of urgency, but also lack of staffing. Keep in mind that this is a big complex, there are at least 200 people living here, but from what I can tell there were only two maintenance guys, and I only regularly-ish saw one of them. Maintenance requests: I feel like I put in relatively few maintenance requests when I was here, probably a total of three. The first time my maintenance request went unanswered, and I only got a solution because I happened to walk through the lounge area and spotted the maintenance guy lounging, so I was able to ask him in person about my problem. The second time I had a request, I put it in the portal, and somehow a day later it was marked as completed, even though no one had come to visit my unit. I had to call the front desk in order to get them to send someone. The maintenance guy was late by over an hour, and didn't offer any apology. i asked him about it and he had a bad attitude. he said was the only one covering the building for the whole day. This is kind of nuts and equally Parq's fault. The final time I put in a maintenance request (hot water running out), they claimed they did something do fix it, but it just flat out didn't work. The elevator seemed like it was out of order almost every week, so this is also something that they should fix, though i didn't see many disabled people here so maybe it wasn't a priority for Parq. the mail room was in a state of constant chaos As alluded to, the biggest problem was the staff. It's honestly, I think, not so much that they were actively malicious, they were just so, so stupid and incompetent, though they did lie about things as well. They were actually surprisingly bad at business as well. For instance, there was one time where my car battery had died. I went to the office to ask them if someone could jump my car. This seems like a fairly normal request, right? So he tells me, he can't jump my car because he doesn't have jumper cables. Well, no problem because I have jumper cables. I told him this and suddenly the excuse became "yadda yadda well actually i can't help you because of liability reasons". ok, i didn't believe him at this point, but why lie? why not just say that to begin with in the first place? this was just one of many negative experiences with the staff, word count prevents me from listing all When it came time to renew, I actually was open to it. However when i asked Parq to give me an offer, they gave me one which was bad. When I asked them to give me a new quote, they just flat out refused. I want to say that maybe they were being lazy, but there's also the possibility that corporate limits their ability to negotiate. Still, I'm placing that on them since i didn't feel any sense that they were trying to get me a good deal, or give any consideration despite the fact that they were lousy managers. i offered multiple ways they could sweeten the deal (not just on price) - all rebuffed. The good: Parq itself is fairly new, I think less than ten years old. other than the fact that it seems to get flooded a lot, the quality of the building is quite nice. i don't know if it's the case for every room, but my unit was cool in the summer, warm in the winter. the finish of the floor, the countertops, is all generally good and in decent condition. the building itself looks good, though it'll probably need a fresh coat of paint soon. the gym is just alright (one or two things were perpetually broken when i was there), but the pool is nice. The other good thing is that I successfully got my security deposit back after less than thirty days, even though i was expecting some sort of protracted battle with these jokers To Fogelman: I really hope you terminated the previous staff. The bar for property managers is low to begin with, but these guys really should not have been employed by anyone. I also think you should lower your rates for covered parking, since it seems pretty empty in there, could be utilized a lot better.

The mailroom is a complete disgrace. Packages are stolen every single day. There is no security and…read moreno locked bins for both small and oversized packages. Packages are left on the floor unattended and anyone can walk in and grab your order. What if they were necessary meds? Or pet supplies? Or important legal papers? It a free-for-all situation and management does not seem to care to change the process. I do not live at Parq, but have visited several times. I am in disbelief what happens to my friends. I would NEVER recommend this situation. Per Management - Get To The Mailroom Faster? Seriously? People work, people have appointments, people go to dinner, people workout, people travel, people cannot oversee the overstuffed mailroom every minute of the day. The mailroom is a LIABILITY ISSUE and management must make a significant change to the system or await a probable lawsuit.

I can honestly…read moresay that after living here for a year, I have all positive things to say about the management, my apartment and the property in general. The only reason I left is because I wanted to move to California. So I did, a few months ago. The online maintenance portal was great. All of my issues were resolved quickly and completely. Had a small issue with some debris being left after one maintenance call. No biggie. My neighbors were quiet. The property was serene and very clean. I was proud to have people over and proud to say this was my home. I took a job in California before my lease was over and Julie quickly my angel. I needed better pics of my furniture to sell online and she gladly went in and took more pics for me. I can't say enough how much that meant to me since I couldn't get back to the area just for some pics. Julie has been sweet and helpful from my first day until my last day. The one bedroom townhouse is unlike any other apartment I've lived in and I love it! So spacious. Tones of cabinets and closet space. TONS! Must have been designed by a drawer and closet lover like myself. :-) The half bath downstairs is super convenient. The bedroom layout is open and I came to love how it flows into the sink and shower areas. I have a thousand positive things to say and only one neutral thing. The lower level is cooler in the winter than the upper level and will be that way since the lower level opens to the upper level. Maybe 8 degrees cooler. Overall, I recommend the property to anyone who wants a great place in which to live.

I am a current resident and have lived here for 3 years. What was once a 5 star place to live has…read moreslowly turned to resemble nothing but a highly overpriced dump with terrible care and service. When you first sign up to live here you will be offered parking spaces etc however when you live here you will be told they are others and in my own case at the opposite end of the complex, moved to put front then told randomly a new resident has it. The pool which was once a hub of activity, cleanliness and fun is now filthy, falling apart and the "new" old look furniture numbers half of what it used to... I wonder if they took our nice stuff to another complex to make it look better in photos. The place is dog friendly which is amazing. Yes more poop bins could be set up but honestly no one wants them near their apt...so maybe empty the ones that are there and make sure that poop bags are filled. When they "updated" our sidings and windows we were told it would take a week or so....5 months later my blinds that they broke are still not replaced, the dry wall they broke is still broke and I haven't forgotten about having to clean up urine from the floor after the workers pee'd on the floor...oh but I'm sure you are asking...Ross, maybe it was you. Nope it was in my female roommates bathroom AND I CAUGHT THE GUY USING IT. (Yes this is what was told to me) My leashed up beagle was attacked by a large unleashed boxer dog. Funny how the owner also got my car spot. What was once an excellent place to live that I highly recommended is now an embarrassment to invite people over to see. Broken roads, un emptied dumpsters (yes some of it is illegal tipping of beds) it is a disgrace.
